Casa Paggetti is an ancient stone farmhouse located in the village of Pescina, in the Chianti hills, with panoramic views of vineyards, olive groves and woods. Dating back to the 17th century, the house belonged to the Paggetti family, whose coat of arms is still visible on the facade. Restored to respect its historic character, the villa is spread over three floors and retains original elements such as terracotta floors, vaulted ceilings, exposed beams and period furniture, with parquet in the bedrooms. The garden, shaded by tall cypress trees, is arranged on terraces and lawns furnished with outdoor dining areas and lounges, as well as an outdoor kitchen with barbecue and wood oven. A swimming pool and a heated hot tub complete the picture. In a hilly position, the villa is ideal for exploring Greve in Chianti, Florence and the entire Chianti Classico area.

The stone-paved upper level includes a shaded dining area with table and umbrella, a seating area covered by a shade sail, a built-in barbecue and a wood-burning oven. Flowerpots, vines and cypresses complete the green setting around the house. A stone staircase leads to the second level, with a tiled area where there is a relaxation area, the entrance to the basement and access to the covered garage. On this level there is also the driveway gate, accessible from a small road that runs along the property and leads to the internal car park. The surrounding lawn houses the pool with solarium. Finally, a second staircase leads to the lower level, planted with olive trees and a cherry and fig orchard, bordered by a stone border. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located a few meters from the house, on the second level of the garden; it is accessed via a stone staircase or along a path in the lawn. Irregularly shaped, it measures about 12 x 10 m with a depth varying from 1.20 to 1.80 m; it is covered in PVC and bordered with terracotta finishes; access to the water is via a Roman staircase. The pool is equipped with internal lighting and a chlorine purification system. The surrounding solarium area is partly paved with stone and partly with lawn; it is furnished with sun loungers, umbrellas, tables and a lounge area. In this same area there is also an outdoor shower and a 2 x 2.20 m heated hot tub, with three seats. The pool is open from the last Saturday in April to the first Saturday in October.

Adjacent to this, a covered portico provides a comfortable seating area with sofas and tables, ideal for relaxing in the shade. A second portico, romantically draped in jasmine, is situated on the terrace at first floor level, in front of the French window of one of the first floor bedrooms, offering a more intimate outdoor retreat. The non-heated swimming pool occupies the most panoramic position on the property, set on a terrace at a higher level than the houses and reached via a few flights of steps followed by a stone path. South-facing and rectangular with one infinity side, it measures 6 x 12 metres with a depth ranging from 1.15 to 1.40 metres. Lined in PVC and bordered by travertine slabs that give way to a green lawn, the pool features 5 large steps for water access in one corner, chlorine purification, and internal lighting, with additional lighting in the surrounding area. The sunbathing area is furnished with umbrellas, small tables, comfortable sunbeds, and a cold-water shower. The pool is open from the last Saturday of April. Il Casale di Manuele accommodates up to 12 guests across 6 bedrooms and 7 bathrooms, distributed between the main house and an annex situated approximately 15 metres away. The main house is constructed on terraced terrain, which allows for external access from both the ground floor and the first floor levels. On the ground floor, the main entrance opens into a generous open-plan living area where wide arches connect the various spaces into a single fluid environment, comprising a sitting area with sofas, a fireplace, and satellite TV, a rustic kitchen with a central island, and a dining room that leads directly out to the outdoor dining area. This floor also includes a bathroom with shower and a dedicated laundry room. An internal staircase leads to the first floor, which contains 3 double bedrooms, 2 of which share a bathroom with shower while 1 enjoys an ensuite bathroom with shower and direct access to the jasmine-covered portico. One of the bedrooms features joinable beds. Also on this level, accessible via an independent entrance, is a room housing the table tennis table. The annex is located at the same level as the first floor of the main house and is reached via a short flight of steps. Its ground floor comprises a living area with a sitting room and a foldaway kitchen, along with 2 double bedrooms each with an ensuite bathroom with shower. The final bedroom is situated on the first floor of the annex, featuring a bed that can be divided into singles and a private bathroom with shower.

The farmhouse is arranged over two levels connected by two staircases (one located at the entrance and the other next to the play room). GROUND FLOOR – Large and bright entrance hall; game room with table tennis table; masonry kitchen; dining/living room with direct access to the garden on the pool side and to the veranda with dining table; guest bathroom; laundry room. FIRST FLOOR – One double bedroom with en suite bathroom with bathtub; five double bedrooms, two of which with divisible beds; two bathrooms with shower; one bathroom with bathtub; living/study room with bookshelf. The farmhouse is surrounded by a spacious, fenced private grounds (approx. 2000 sqm), in a hillside setting, accessible through an automatic driveway gate. The garden, featuring rich green areas, includes a stone barbecue, shaded pergolas, tall trees such as olive and cypress, a small vineyard, fruit trees, a vegetable garden, and a rich variety of potted plants placed arounf the house (a chicken coop is located in a more secluded area of the grounds). In the rear part, accessible from the living areas and where the swimming pool and the furnished veranda are located, guests can enjoy uninterrupted views over the authentic landscapes of the Crete Senesi. The parking area for about five cars is conveniently located near the farmhouse entrance.

The swimming pool is located at the rear of the farmhouse, in a slightly lower position, and can be reached in a few steps from the various ground floor exits; rectangular in shape; measures 12 × 6 m with variable depth between 1.10 m and 2.10 m; lined in light-colored PVC; accessible via submerged steps or diving board; equipped with submerged bench seating and waterfall feature; internal lighting; treated with a chlorine system. The stone pool terrace is provided with sun loungers and umbrellas. The pool is open from the last Saturday in April to the first Saturday in October.
