The open kitchen is well-appointed with five hot plates, an oven, microwave, freezer, and an electric coffee machine, and it also leads out to the garden. Additionally, there's a bathroom with a bidet and toilet on this floor.

Well-proportioned traditional-style Umbrian country house; lovely dining room for cooler days; quiet road leading up a hill to a weekend pizzeria; houses close by but there was no noise from them and no overlooking; there's no air conditioning but there were fans and because of the quality of the building, it stayed reasonably cool during a heatwave.
There are some nice views of Trasimeno and the hills from the garden through the trees (see image).
There were some issues with the plumbing during our stay but the key holder attended immediately to fix them; perhaps the bed linen could be upgraded.
The bottom line: we had a lovely time in a beautiful place.
