The estate benefits from a private yard of approximately 2,500 square metres of well-maintained lawn, complemented by gardens, orchards, and natural scenery that create a truly serene environment. Wireless internet connection is available throughout the property, ensuring guests remain connected during their stay. Outdoors

The outdoor spaces at Nonno Fernando are nothing short of extraordinary, offering a rich variety of environments in which to relax, dine, and explore. The garden surrounding the house is beautifully maintained, adorned with colourful flower beds and lavender bushes that frame the well-kept lawn. Typical Tuscan trees, including olive trees and elms, are found throughout the estate, alongside a generous orchard bearing walnuts, figs, and pomegranates, all freely available to guests during their stay. A rose garden of yellow roses frames the solarium area beside the pool, adding a romantic and quintessentially Tuscan touch to the landscape. Please note that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.

The swimming pool is situated approximately 70 metres from the main house, on the same level, and is enclosed by a wire net fence for safety. It is rectangular in shape, measuring 12 x 6 metres, with a depth ranging from 1.20 to 1.50 metres. The pool is non-heated and features PVC lining, chlorine purification, underwater lighting, and Roman steps composed of 4 large steps leading into the water. An outdoor cold-water shower is available poolside. The surrounding border and terrace area are paved with Tuscan terracotta extending 1.5 metres around the pool, while the broader solarium area is set on well-kept lawn and furnished with sunbeds, chairs, and armchairs. Two gazebos positioned close to one another in the pool area are furnished with armchairs and coffee tables, providing an ideal setting for relaxation. The pool is open from the last Saturday in April until the first Saturday in October.

For outdoor dining and leisure, a large gazebo adjacent to the kitchen provides a shaded area for meals, where a brickwork barbecue is also located. Additional gazebos are placed at various points throughout the garden, offering shaded retreats from which to admire the sweeping views of the hill of Cortona. A ping pong table is available in one of the garden gazebos, and open lawn areas invite guests to enjoy outdoor games and activities.

Unit Layout

Nonno Fernando comfortably accommodates up to 14 guests across 7 bedrooms and 8 bathrooms, distributed between the main house and 3 separate annexes. The property spans 2 floors and is thoughtfully arranged to offer both communal living spaces and private retreats for all guests.

The main entrance leads into the central structure, which features a large living room, a dining room with a fireplace, and a fully equipped kitchen, all interconnected by elegant archways. A toilet is also located within the main structure. An external staircase to the left of the main entrance provides access to the annexes on the first floor.

Annex 1 is composed of 2 communicating apartments. The first apartment contains a double bedroom and a twin bedroom with joinable beds, each with its own en-suite bathroom with shower. The second apartment within Annex 1 features a double bedroom with an en-suite bathroom with shower. Annex 2 is situated on the same level, opposite the entrance to Annex 1, and comprises a twin bedroom with joinable beds and a double bedroom, both with en-suite bathrooms with shower. A spiral staircase within Annex 2 leads up to a loft with a bathroom with shower. Annex 4 is accessed from the rear of the house and includes a double bedroom and a twin bedroom with joinable beds, the latter also benefiting from direct outside access. Both bedrooms in Annex 4 are equipped with en-suite bathrooms with shower. Each annex features its own small sitting room and kitchenette, offering guests a degree of independence within the shared estate. A dedicated laundry room is located in an annex adjacent to the main house.
