The exterior of Villa di Morice is a triumph of colour and natural elegance, where manicured lawns, potted flowers, and multicoloured hedges create a landscape of extraordinary beauty. The private garden, reserved exclusively for guests, is anchored by 2 majestic olive trees whose shade invites moments of peaceful contemplation. A gazebo positioned along the perimeter of the house, overlooking both the swimming pool and the surrounding olive grove, is set up for outdoor dining and equipped with a long table, chairs, and a cosy outdoor lounge area. A brick barbecue is located a few steps away, next to the annex, offering an ideal setting for alfresco cooking and dining. The swimming pool, for the exclusive use of guests, occupies a terrace situated at a slightly lower level than the main house, in a secluded and panoramic position overlooking the expanses of olive grove that surround the property. Approximately 12 metres from the house, the pool can be reached by descending 3 stone steps or by walking directly across the lawn. The non-heated pool is lined in PVC with a tile border and measures 5 x 12 metres, with a depth ranging from 1 to 1.45 metres. It is equipped with a chlorine-based purification system and features both internal and external lighting. The surrounding sunbathing area combines terracotta paving on one side with green lawn on the other, and is furnished with sunbeds, deckchairs, umbrellas, and a solar shower. The pool is available to guests from the last Saturday in April until the first Saturday in October. At sunset, the villa and its grounds are bathed in a warm golden light that paints a breathtaking view of the Umbrian hills and the town of Montefalco, creating an atmosphere of unparalleled tranquillity.

In the main house, the ground floor welcomes you through an entrance door into a spacious and elegantly appointed area comprising a large dining room and 2 communicating living rooms: one featuring a satellite TV and direct access to the gazebo and outdoor dining area, and the other centred around a large ornamental fireplace surrounded by comfortable sofas. The ground floor also includes a fully equipped kitchen, a double bedroom with an en-suite bathroom with shower, a laundry room, and a guest bathroom. From the main entrance, a flight of stone steps leads to the first floor, which is dedicated to the sleeping area. To the right, you will find 2 double bedrooms, one with an en-suite bathroom with shower and the other with an en-suite bathroom with bathtub. To the left, there is a double bedroom, a shared bathroom with both bathtub and shower, and an additional double bedroom with an en-suite bathroom with shower. A wooden staircase from the large hallway leads further up to the charming turret, which features a small hallway and a double bedroom with divisible beds and an en-suite bathroom with shower. The annex, reached via a ramp of 12 steps, offers a living room with kitchenette, table, chairs, and an ornamental fireplace, along with a double bedroom and an en-suite bathroom with shower. All bedrooms throughout both the main house and the annex are classically furnished.

The estate covers an area of approximately 5 hectares, with the private garden of around 800 square metres being partially fenced and reserved exclusively for guests. Pets are welcome at the property; please note that an additional mandatory cleaning fee applies per animal per week or part of a week. The rental rate includes utilities such as electricity, water, and gas for kitchen use and hot water, as well as weekly linen service and initial and final cleaning. The property also includes the Zer0Dep Guarantee, meaning you do not pay a security deposit on balance or on arrival, and you benefit from EuropAssistance coverage in case of accidental damage to the property during your stay, up to a maximum of 1,500.00 euros and subject to the limitations provided. Please be aware that the photographs of the property were taken in spring; therefore, the blossoming of flowers and the colour of the garden grass may differ at the time of your arrival.
