The owners reside approximately 15 metres away, ensuring a helpful point of reference while fully respecting your privacy throughout your stay.

Outdoors

The outdoor spaces of La Capannina are a true highlight of the property, inviting you to immerse yourself in the natural beauty of the Tuscan countryside. Just past the entrance gate, a shady pine wood welcomes you, while tall cypress, mulberry, and olive trees — characteristic of the local landscape — fill the garden, which is further enriched by a diverse selection of aromatic herbs and colourful, fragrant flowers. Please note that the property photographs were taken in spring, so the appearance of the garden, including the flowering plants and the colour of the lawn, may vary depending on the season of your visit.

Directly outside the kitchen's French window, a spacious veranda serves as the heart of outdoor living, featuring a comfortable seating area, a dining space, and a traditional brickwork barbecue where you can enjoy alfresco meals while taking in the panoramic views. A small private sitting area with 2 chairs and a table is also accessible directly from the ground floor bedroom via a French door.

The non-heated swimming pool is positioned in the inner section of the garden, fenced on 2 sides by a chain-link fence and a laurel hedge. Reached by stone steps from the house and veranda, it sits on a slightly elevated level just 2 metres away. The pool measures 7 x 3 metres with a constant depth of 1.40 metres, is lined with mosaic tiles, and features an internal ladder for easy water access. The purification system is chlorine-based, and the pool is illuminated both inside and outside. Surrounding the pool, a generous 150-square-metre solarium area features sandstone paving and a lawn section, and is equipped with sunbeds, deckchairs, an umbrella, and an iron gazebo with a seating area — the ideal setting for relaxing on sunny days with the town of Cortona as your backdrop. A solar outdoor shower is also available at the poolside. The pool is open from the first Saturday of April to the last Saturday of October.

On the ground floor, the entrance leads directly into a bright and functional open-plan living area that combines a lounge, a dining space, and a fully equipped kitchen in a single, harmonious space. A French window connects this area to the outdoor veranda. Also on the ground floor is a double bedroom featuring a king-size bed and a stunning hydro-massage bathtub in view, complete with aroma therapy and chromo therapy functions, creating a truly indulgent atmosphere. This bedroom is served by a dedicated bathroom equipped with a hydro-massage shower with chromo therapy and a built-in radio. A French door from the bedroom provides direct access to the small outdoor sitting area. The ground floor is completed by an additional bathroom with shower and a dedicated laundry area. A wooden staircase leads to the first floor, where a second double bedroom with an en suite toilet offers a comfortable and private space for additional guests.

The property is located approximately 15 metres from the owners' residence, ensuring that assistance is readily available while your complete privacy is fully respected throughout your stay. The part of the grounds set up as an orchard and vegetable garden is situated at the back of the house. Heating is available at the property and is charged based on consumption at current market prices. Firewood is also available upon request.

Thanks to an efficient road and rail network, art cities such as Siena, Florence, and Perugia are all within easy reach. Nearby, the picturesque town of Montepulciano, the Val d'Orcia with its medieval villages of Montalcino and Pienza — framed by iconic rows of cypress trees — and the famous Chianti wine route, lined with castles and historic monuments, are all accessible for memorable day trips.
