The outdoor spaces of Villa Binetti are a true celebration of the Tuscan landscape. The lawn garden surrounding the villa is bordered by bay hedges and features cypresses, olive trees, and terracotta pots filled with flowering plants, all framed by tall pine trees that provide natural shade along the side areas. A stone fountain nestled among rose bushes adds a romantic focal point to the garden, while a wrought-iron gazebo draped with vines offers a charming spot for relaxation. The kitchen on the ground floor opens directly onto both a covered terrace and an open outdoor terrace, ideal for al fresco dining, while the living room also provides access to the covered terrace, creating a seamless flow between the interior and exterior living spaces. A stone staircase descends to a separate pool area situated on a lower level of the garden, surrounded by olive trees and an orchard. The rectangular swimming pool, which is non-heated, measures 10 x 5 metres with a constant depth of 1.50 metres and is accessed via Roman stairs. The pool is equipped with chlorine purification and internal lighting, and the surrounding solarium area is finished with a combination of terracotta paving and lawn, furnished with sun loungers, a gazebo, and a dedicated lighting system. The pool is open from the last Saturday in April to the first Saturday in October. Please be aware that photography of the property is typically carried out in spring, so the colours and blooms of the gardens and lawns may vary at the time of your arrival.

Villa Binetti has undergone a thorough inspection carried out by a technical manager to verify that the property description, listed accessories, and their operational and maintenance condition correspond accurately to what is presented. The property is accessed from the road via a gravel driveway, with pedestrian entry through a gate and 2 flights of stone stairs, one leading to the main entrance and the other to the outdoor terrace. Guests travelling with pets should be aware that a mandatory additional cleaning fee applies per animal per week or part of a week. A tourist tax of 1.50 euros per person per day applies for the first 5 days of the stay; children under 12 years of age are exempt from this charge. The rental rate includes utilities covering electricity, water, gas for kitchen use and hot water, as well as weekly linen changes and both an initial and a final cleaning of the property. The stay is also covered by the Zer0Dep Guarantee, meaning you are not required to pay a security deposit either at the time of balance payment or upon arrival; instead, you benefit from EuropAssistance coverage in the event of accidental damage caused to the property during your stay, up to a maximum of 1,500.00 euros and subject to the applicable restrictions.
