This is a beautiful, peaceful property located in an excellent area for exploring nearby hilltowns in Tuscany and Umbria. However, while we loved the facility and location, the services were less than desired or expected. The place was clean and the grounds well cared for. The pool is nice and also clean. However, one needs to arrive well equipped for your stay and plan to be assertive in obtaining the services, information and supplies you may need during your stay. When we arrived there appeared to be one other occupied unit with a guest who noted that no one else was there and they didn't know when someone might return. I had left the information about our expected arrival time, but than seemed to be of little use. We found our unit (#14) and the key was in the door. I called the key holder and she indicated she wouldn't be able to meet us that day but that another person would be by to gather our papers and check us in. A while later that did happen. However, it was hard to get oriented to the facilities as the on-sight person spoke no English and we spoke no Italian. Accordingly, if we had a question it had to go via telephone through the key-holder off-sight. We found the kitchen completely bare with no condiments, dish towels, dish soap, garbage can liners, paper products, etc. There were only two hand towels and two bath towels. And unlike other Easy Reserve properties we've used, the utensils were quite sparce. A coffee pot/percolator and other pots and dishware would be nice. There were two wine glasses of which one way chipped when we arrived. There was no maid service (as advertised) during our 10-night stay and we had to ask the pool attendant for additional towels mid-stay. We got two and were able to make that work. I write this so that others may be prepared should they arrive and find no one there. It is a truely lovely place and we may one-day decide to return. You could not find a more serene and beautiful setting and nice facilities. However, be prepared to fend for yourself once there.

The house is even more beautiful than on the pictures, and the owner very friendly and helpful. An idyllic place, in the hills near Florence, with view upon the city and the river Arno. We had a wonderful week.

Apartment was great! The only thing was that the beds are hard as rocks and I didn't get much sleep. Other than that, the location is good and being there made us feel like locals. Within 5 min walk of a grocery store so we made dinner a few nights.

Charming villa in a wonderfully private location. Perfectly located between Siena and Florence and within a quick drive to Montalcino and San Gimignano.
We had an amazing time relaxing by the pool and enjoying the beautiful view. Could use better mattresses for the beds as they were not all that comfortable. We would definitely go back.
