Villa Croci is a 1950 villa, located in the hills of Tuscany, recently restored to the smallest detail by the owners themselves, maintaining its ancient style, customizing it with taste and charm, thanks to the use of fine materials; optimal high-profile architectural research in the finishes complementary to the use of the villa. The location of this property offers guests the opportunity to experience Tuscany at 360 degrees. In fact, it is possible to reach in a very short time the beaches of the Etruscan coast, renowned for their seabed rich in vegetation and marine fauna, such as Castiglione della Pescaia, as well as the hinterland characterized by Etruscan and Roman settlements and natural parks such as the Pigelleto and Selva Lamone reserves. Also not to forget the small medieval villages characteristic of Tuscany such as Castagneto Carducci, famous for the production of fine wines such as Ornellaia and Sassicaia. A few kilometers from the property is the famous Rocca di Frassinello winery, built by the architect Renzo Piano, where it is possible to taste fine wines.

Interiors:
The villa is on 3 living levels. From the front door near the parking lot, going up a few steps, you have access to the ground floor consisting of a living area and a sleeping area. The living area consists of a living room, kitchen, dining room, from which you can access the garden and the pool area, and a bathroom with shower. The sleeping area consists of a double bedroom with wardrobe and en-suite bathroom with shower, a double bedroom, a twin bedroom, a bathroom with jacuzzi and shower, and the laundry room. Going up to the upper level through an internal staircase, you have access to a second kitchen, a living room, five double bedrooms, one with en-suite bathroom with shower and jacuzzi and one with en-suite bathroom with shower; two other bathrooms complete the floor: one with shower and jacuzzi and one with shower. Going up to the second floor there is a living area, four double bedrooms, two of which have an en-suite bathroom with jacuzzi and shower, a twin bedroom and two bathrooms with shower. The floors and walls on the ground floor and first floor are all of precious marble mounted with original slabs from the respective extraction areas; the floors on the second floor are made of wood and the ceilings are with original exposed beams and cross beams. Park:
The entire villa, totally fenced, is surrounded by almost 10000 square meters of lawn garden characterized by pines, cypresses and hedges. The garden in front of the villa is terraced in a revisited baroque style. At the back of the villa you can enjoy excellent privacy both in the garden near the pool area, equipped with a gazebo with French doors where you can share meals near the kitchen, as well as above the veranda in front of the house, where you can relax in front of a romantic sunset. At the end of a part of the garden you can see a railway that serves a secondary line where an average of 5 trains pass per day.N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
Open from the last Saturday of April to the first Saturday of October, the pool is 10 meters from the main building, and can be reached by a small ramp and a few steps. The tub has a rectangular shape and is 18 x 8 m with a depth that varies from 1.50 to 2.80 m. Purified with chlorine, it is covered with blue-colored ceramic tiles that harmonize well with the surrounding garden. The entrance to the water takes place through steps, and near the poolside there is the solarium area completely tiled in white stoneware, where sun loungers, deckchairs and an outdoor shower with cold water are placed. Near the pool there is also a room with a fridge, bathroom and hot water shower.

The well-kept English lawn is crisscrossed by charming pathways that wind alongside the house, offering areas of natural shade beneath lush, fragrant plantings of roses, oleanders, and aromatic herbs. An outdoor dining area is thoughtfully positioned between the house and the pool, creating a perfect setting for alfresco meals in the open air. It is worth noting that the property photographs were taken in spring, when flowers are in full bloom, and the colours of the garden and lawn may vary depending on the season of your arrival.
The rectangular swimming pool, non-heated, is situated on the same level as the house and is clearly visible from it, being directly adjacent to the building. Measuring 13 by 4.80 metres with a constant depth of 1.40 metres, the pool features chlorine purification, both internal and external lighting, and is lined in white PVC and mosaic. Access to the water is via a ladder, and the pool is entirely fenced for safety, with a foot-washing station and an automatic shower at the entrance. The surrounding solarium area is furnished with sunbeds and umbrellas for your relaxation. The pool is open from the last Saturday in April to the first Saturday in October.

The Magia comfortably accommodates up to 10 guests across its thoughtfully distributed interior, which spans 2 floors and offers 4 bedrooms and 5 bathrooms. The house benefits from 2 separate entrances, one on the ground floor and one on the first floor, the latter also accessible via an external staircase on the side of the building.
On the ground floor, the main entrance opens directly into the kitchen, which connects to a bathroom with shower and a twin bedroom. The ground floor also features an open-plan living and dining room, a studio with a library that offers direct access to the solarium area through a French window, and a beautifully appointed bathroom with a whirlpool bath and a French window overlooking the pool area.
The first floor is accessible both via an independent external staircase and through a spiral staircase located within the studio with library on the ground floor. This level comprises a spacious double bedroom with an en-suite bathroom with shower, a fireplace, and a double sofa bed, as well as 2 additional double bedrooms, each served by an adjoining bathroom, one equipped with a shower and the other with a bathtub. Property Campo Valerio is a nice stone building (300 sq m) that includes private pool, air conditioning and WiFi internet. The farm consists of about 80 hectares and produces excellent Montecucco D.O.C. wines, extra virgin olive oil, Cinta Senese cold cuts, honey, cereals and legumes, with which the owners Riccardo and Savina will be happy to tempt you.
You can take a dip in the sea with wonderful trips, even daily, to the seaside resorts on the golden Tyrrhenian coast. Castiglione della Pescaia, Marina di Grosseto and Marina di Alberese are about 50 km away and can be reached in just over 30 minutes by car.
The Agriturismo Le Calle is composed of 4 holiday apartments, 3 of which are in the farm centre, (Carola, Olinto and Bandiera) and the CASETTA LE CALLE which is 2 km away, reachable by an unpaved road, not advisable for sports cars. Casetta Le Calle is particularly recommended for those who wish to maintain their privacy, where a breathtaking 360° panorama awaits you around the house. Green and gentle hills, which in every season and in every moment of the day will give you unforgettable images and colours.
Adjacent to the farmhouse, where the owner's house is also located, you will find the swimming pool (size 6x12 m - depth 1,20 - 1,70 m - open from 01st May to 15 October), the laundry room, a bathroom with shower, and the park with children's playground.

During the months of July and August during your stay the owner will organise a trip in an AGRIBUS, a tractor-drawn trailer for transporting people, a modern version of an ox-drawn cart, and will take you around the farm to admire the beautiful landscape of the Maremma. After the trip, all participants will be offered a tasting dinner with the farm's products (included in the price for bookings of at least one week), evenings in company and joy shared with other guests and the owner's family that will remain in your fondest memories.

The exclusive wellness area is undoubtedly one of the most distinctive features of the property. The non-heated rectangular swimming pool, built in 2020, measures 8 by 6 metres with a depth ranging from 10 centimetres to 1.5 metres, and is equipped with night lighting. Adjacent to the pool, a 50 square metre solarium — partly lawn and partly paved — is furnished with sunbeds, umbrellas, and a gazebo with table and chairs ideal for breakfast. The property accommodates pets, with a charge of €50.00 per animal per week or part of a week. An additional cleaning fee applies in the case of animals staying at the property. Children under 16 years of age are exempt from the tourism tax. The EV charging station is available on the property and operates on a consumption basis.
