The outdoor spaces at Il Fitto are truly extraordinary, reflecting the natural beauty and agricultural heritage of the estate. The private park, which spreads around the house and is for the complete and exclusive use of guests, covers approximately 3,000 square metres and is largely flat, featuring well-maintained lawn areas enlivened by roses, olive trees, aromatic herb bushes, and fruit trees. A large loggia extends directly from the French window of the living room and serves as a magnificent outdoor living area, furnished with a comfortable seating arrangement and a dining table shaded by large umbrellas, alongside a traditional stone barbecue, making it an ideal setting for alfresco meals and relaxed evenings. The vineyard borders much of the park, adding a picturesque and authentically Tuscan character to the surroundings. It is worth noting that the photographs of the property have been taken in spring, meaning that the flowering of plants and the colour of the garden grass may appear different upon your arrival depending on the season.
The non-heated swimming pool is located on one side of the main house, in a slightly elevated position reached via a short ramp or a walkway approximately 15 metres from the house. It measures 7 by 12 metres with a constant depth of 1.20 metres, is lined in clear PVC, and features chlorine purification, integrated lighting, and Roman steps for easy access to the water. The pool area is finished in terracotta paving and lawn and is fully equipped with sunbeds, small tables, and umbrellas, as well as an outdoor shower. The pool is open from the last Saturday in April until the first Saturday in October.

Il Fitto accommodates up to 10 guests across 5 bedrooms and 5 bathrooms, distributed between the main house and a separate annex located approximately 15 metres away. The main house unfolds across 2 floors. On the ground floor, just past the entrance door, you will find a spacious living room that incorporates a study corner, a lounge area, and a dining space, all seamlessly connected to the kitchen and to the outdoor loggia. A guest bathroom completes the ground floor. An internal staircase leads to the first floor, which is also accessible via an external staircase and contains 4 double bedrooms. The first double bedroom features an en-suite bathroom equipped with a hydromassage tub. The second double bedroom is served by a private bathroom with shower. The remaining 2 double bedrooms share a further bathroom with shower. A laundry room, accessible from the outside, is situated on one side of the main house.

In a secluded area of the garden, a charming open-air lounge has been arranged with comfortable cushioned armchairs and a small rattan table, offering an ideal spot for relaxing in absolute peace. At the back of the house, a pergola is furnished with a table and chairs and equipped with a barbecue, providing a delightful setting for alfresco dining. Please note that the property photographs were taken in spring, and therefore the flowering and the colour of the garden grass may differ at the time of your arrival.
The non-heated swimming pool is situated approximately 20 metres from the house, in a lower position accessible via a downhill path with wide steps. Open from the last Saturday of April to the first Saturday of October, the pool is fully fenced and rectangular in shape, measuring 10 x 4 metres with a depth ranging from 1 to 2.20 metres. Access to the water is via Roman steps, and the pool is lined in PVC and purified using a chlorine system. It is illuminated by spotlights both outside and inside the water. The surrounding solarium area is equipped with sunbeds, chaises longues, and a sun umbrella, and a cold water shower is available at one side of the solarium.

La Casa nel Borgo is located in the ancient hamlet of Cantalena Alta and is now part of an almost completely restored rural complex consisting of 6 small houses, where efforts have been made to keep alive the ancient traditions and times gone by, using stone in the restoration along with original reclaimed materials.
A road that climbs through green woods and breathtaking views will lead you to La Casa nel Borgo. The first time it may seem a little challenging, but as soon as you arrive at your destination you will be rewarded with absolute peace, stunning views, unspoilt spaces and unforgettable sunsets. The place is your paradise if you are a nature lover, surrounded by cool green forests and inhabited by local wildlife. It is not difficult, on summer evenings, to come across friendly hares, porcupines, roe deer or fallow deer.
The small hamlet has a beautiful panoramic swimming pool (10x5 mt, depth 1.20-1.60 mt - open from 17 May to 27 September) completely fenced and with a Roman steps, which is about 100 metres from your house and in common use with the other guests. In the solarium you will have your own private area with 4 sun beds and a sun umbrella, where you can spend your lazy days by the pool. The house also has a private, shaded area with a table and chairs, where you can enjoy your meals in the peace of the cobbled alley.
The house is equipped with all the necessary comforts, furnished in rustic style, reminiscent of the rural homes of our grandparents, the beamed ceilings (the size of some of the doors are quite small), the terracotta floors, the old marble sink... we can assure you that spending your holiday here will be a real plunge into the past!
The little house, in our opinion, is ideal for couples, even with children; if you wish to get away from it all, it will become your favourite place, you will only be disturbed by birdsong, and in the morning you will wake up to a wonderful view to greet you. At Casa nel Borgo quiet, tranquillity and the slow, lazy flow of the days will be the watchwords of your holiday. The nearest shops are in Castiglion Fiorentino, about 15 km away. And about 9 km away, in the lttle village of Santa Cristina, you will find a small grocery shop and a Tuscan restaurant. Le Chianacce farm was founded in the last century and was aimed at raising the prized beef and pork that has always been produced in this area. The owner wanted to recover a part of it, leaving it completely identical to the original construction and equipping it with simple and essential furnishings, which will bring you back to the warm atmospheres of times gone by.
Near the farm you will find the small village of Farneta with the eponymous Abbey of Romanesque origin, which is definitely worth a visit. Because of its strategic location, from the house you can easily reach all the most important art cities and tourist resorts of central Italy.
Only 7 km away you will find the characteristic town of Foiano della Chiana, with its red brick buildings, perched on a green hillock. In Foiano there are all the necessary services, restaurants and trattorias where you can enjoy typical dishes and local wines, supermarkets, stores, pharmacies. If you love shopping, a few kilometers away, you will also find the Valdichiana Village.
The Farm has six apartments, four of which are available to guests, and two inhabited by the owners. At your disposal is a common room with television, laundry, bicycles, ping-pong table and outdoor space equipped with garden furniture and barbecue, where you can enjoy the sun and beautiful summer days.

Guests are strongly recommended to travel along this road using small or medium-sized vehicles, and cars such as BMW, Audi, or Mercedes are not advised. Pets are welcome at the property. This apartment represents the largest communal area, ideal for the full group to gather together. Also on the ground floor is a bathroom with shower. On the upper floor, you will find 2 double bedrooms, 1 bedroom with 2 single beds, and a large bathroom with shower. The second apartment, also accessed from the ground floor, features a living room, a large fully equipped kitchen with a dining table that can accommodate up to 10 people, 1 bathroom with shower, and a laundry room. On the first floor of this apartment, there are 2 double bedrooms and a second bathroom with shower. The villa is equipped with air conditioning, which is included in the rental price, along with a dishwasher, washing machine, and satellite TV. Heating is available and metered separately. The owner resides approximately 500 meters from the villa, ensuring that guests enjoy full privacy and exclusive use of the entire estate, including the pool, while remaining readily available to assist with any requests. Check-in is from 15:00 and check-out is by 9:30. The minimum stay is 1 week, and during high season bookings run from Saturday to Saturday.
