Villa Iole is an elegant country house dating back to the early 16th century, originally part of the Montefoscoli Farm, already owned by the famous composer Ruggero Leoncavallo in the 19th century. Over time, it belonged to several noble families in Pisa and Florence, and was eventually purchased by the Orazzini wine producers. Immersed in the quiet of the Tuscan countryside, this private property is surrounded by a large garden and offers equipped outdoor spaces, such as a dining area with barbecue and a seating area. The property covers a plot of about 20,000 square meters, only partially fenced, of which 5,000 square meters constitute the private garden consisting of large areas of natural lawn. A gravel driveway, lined with cypress trees, leads to the villa and the parking area. At the end of the garden there is a small forest and an olive grove. Next to the house, a tiled area is equipped with a living room, built-in barbecue and outdoor dining area, and is enlivened by aromatic plants.N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.

The pool is located in the extreme part of the garden, easily accessible along the lawn. Rectangular shape, measuring 14x7 m and a depth of 1.50 m. Interior:
The property has two floors. On the ground floor the entrance leads to the dining area with kitchenette, illuminated by large windows overlooking the pool and next to the elegant room with comfortable seating , smart TV and ornamental fireplace. On this floor is a double bedroom with ensuite shower bathroom. Going up to the first floor via the stone and iron staircase, you come to the master bedroom with double bed and ensuite bathroom with shower. Next to the pool is a pergola with a small living area.
Park:
Il Fienile is surrounded by a 1500 sq m garden, completely fenced and bordered along the perimeter by lush hedges to ensure privacy, especially in the pool area. Once past the entrance gate you come to the large white gravel parking area of the property, flanked by a hedge of laurel, cypresses, larches and pines which will provide shade for your cars. From here an easy flight of steps leads to the pool area and then, continuing on, to the house entrance. Outside the house is a lawned garden with the outdoor dining area, the barbecue area with a wood pizza oven, the beautiful swimming pool complete with furniture and, next to it, a shaded pergola with an attractive living area where you can relax with a cocktail.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, set in the green lawn, offers guests a unique view of the rolling Pisan hills and the medieval town of Palaia. Set in front of the house, at a lower level, and just a few metres from the entrance, the rectangular pool has a recessed corner with Roman steps for access to the water and an electric cover. With a travertine border and lined in sand-coloured PVC, the pool measures 6 x 12 m. with a constant depth of 1.40 m and has salt purification and internal lighting. The surrounding solarium area in travertine is equipped with comfortable sunbeds shaded by two umbrellas and there is a solar-powered, hot-water shower. The pool is open from the last Saturday in April to the first Saturday in October.

Villa Iside is a carefully restored 19th-century farmhouse set among the hills of the Valdera, near the village of Ghizzano. Surrounded by cypress trees, wheat fields and hedged lawns, the villa offers sweeping views over the scenic Tuscan countryside. Original terracotta floors, vaulted ceilings and exposed beams preserve the rustic character of the interiors. Furnished with classic country furnishings, the villa includes four bedrooms with en-suite bathrooms, spacious living areas and an outdoor pergola for al fresco dining. From here, guests can explore Peccioli, Lajatico, Volterra and San Gimignano, or enjoy local experiences such as wine tastings, thermal baths and golf at nearby Castelfalfi.

The villa is arranged over two floors connected by a stone staircase. GROUND FLOOR – Entrance hall; living room with sofas and ornamental fireplace; open-plan kitchen and dining area with French windows to the pergola; guest bathroom; laundry room. FIRST FLOOR – Double bedroom with en-suite bathroom with tub; two double bedrooms with en-suite bathrooms with shower; twin bedroom with en-suite bathroom with shower; lounge area. Park:
The lawned garden is bordered by hedges and surrounded by fields and cypress trees. A herb garden and flowering borders add seasonal colour, while the outdoor dining and lounge area beneath a pergola offers a shaded setting for relaxing or enjoying meals. The park includes multiple shaded corners and is designed for easy indoor-outdoor living.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is set on a higher level than the house and accessed by a few stone steps. Rectangular in shape; measures 12 x 6 m with a depth ranging from 1.40 to 2.30 m; lined in PVC; chlorine purification; Roman steps for entry; internal and external lighting; cold-water shower. The sunbathing area is paved in porphyry and equipped with sunbeds and umbrellas. The pool is open from the last Saturday in April to the first Saturday in October.

The front door is beautifully framed by a jasmine plant, while the pool area borders stone walls embellished with flower pots and aromatic plants, with rosemary standing out prominently among them. In front of the kitchen, you will find an inviting outdoor living area complete with a built-in barbecue, a covered outdoor dining area, and a wood oven, ideal for alfresco meals and leisurely evenings. A table tennis table is also available within the garden, near the outdoor dining area, adding a playful touch to the outdoor experience. Comfortable sofas are arranged throughout the garden to encourage moments of quiet enjoyment. A gravel driveway crosses the garden from the parking area to reach the pool zone, creating a picturesque pathway through the grounds. The property is completely fenced, with a first access gate followed by approximately 300 meters of a dirt but well-maintained road leading to a second gate that opens onto the outdoor parking area within the property grounds. Pets are welcome at Villa Montefalconi; please note that a mandatory extra cleaning fee applies in the event of animals being present during your stay. The swimming pool is open from the last Saturday in April until the first Saturday in October. Heating is available upon request for the period from November to April. Guests are kindly reminded that photo shoots of the property are typically carried out in spring, so the colors and blooms of the gardens, lawns, and park may differ from those depicted when you arrive at the villa.

Description
Beautiful property situated a short distance away from Florence, on a large farming estate producing wine and olive oil. The estate offer several farmhouses turned into nice apartments and surrounded by splendid olive groves and vineyards. The apartments La Selva 1, 2, 3, 4 e 5 are approx. 50 m from the swimming-pool away, La Selva 6 approx. 100 m away. All of the 6 apartments are furnished in rustic and cozy style.
The estate provides an ideal terrain for beautiful walks among vineyards and olive trees.
The owners run a nice restaurant on the premises where it is possible to taste excellent local recipes (the restaurant is open every night from June to September included, over the weekend during the months of April, May and October - for the rest of the year the restaurant is available upon request) .
The access to the property is via an unpaved but well-maintained road.
Distances: Malmantile with food shops 4 km away, Lastra a Signa with all kinds of shops 5 km, Florence (airport) 18 km away, the charming medieval town of San Gimignano 45 km, Pisa (airport) 65 km away, Siena approx. 75 km.
