Villa Pedone is situated on a quiet and secluded hillside, surrounded by breathtaking views of olive groves and vineyards. Although you will feel far away from the city, Lucca is only 10 minutes away by car. It is an ideal location, as you will see on the map, the city of Lucca is positioned centrally in the Tuscan region. It is aprox. only 15 km from the sea side and 10km from the mountains. It is surrounded by all the main cities of Tuscany, which are easily reachable also by train or bus.
The property is in San Concordio di Moriano, a small village in the countryside, 7km from Lucca city center.
The villa is surrounded by ancient olive groves and vineyards. It is also an historic area where once all the noble families built their summer estates to escape the heat and show off their wealth. Although it might seem like an isolated area, the village center is only 2km away, where it is possible to find a minimarket and a supermarket at 3km.

The garden surrounding the property is delimited by a 2m high wall, which surrounds three sides of the villa. The fourth side is delimited by a low fence to enable the view of the lower hills, of vineyards and olive groves, the swimming pool, with deck chairs, and the outdoor dining area are on this side, therefore you are able to have a beautiful view of the countryside while dining and swimming.
The Italian style garden is partly in grass and partly in pebble stones. The villa's façade is dominated by a palm tree.

Today it is the guesthouse of a 16th century villa, where the property owners reside. The property is in a tranquil location at the center of a 12 hectare farm that produces wine and olive oil. At the same time it is just 350 m from the center of a small, charactaristic village where a bus can take you to Florence in just 20 minutes. Beautiful view of the countryside. The structure in subdivided into 3 apartments, (there is no internal access between apartments) which come rented to one single party as a single rental villa. The largest apartment holds a dining room large enough for 8 guests to dine together.
The owners (who are very friendly but not intrusive) manage a family agricultural business from the same location and live a few meters away but do not share any of the outdoor areas with the guests – they do reserve access to a passage which runs below the largest apartment for use only when truly necessary. They will be available should guests require help or advice for what to visit and where to go to enjoy the best of Tuscany.
The property available for rent and the property where the owners live are separated by a border of flowers which gives the guests the most privacy possible.
