Villa Montalcinello is a villa located near the city of Chiusdino, where you can enjoy the wonderful and impressive landscape typical of Tuscany, it has been restored and furnished with elegance, in fact there is only antique furniture of rare beauty.
The Villa also has a small but lovely garden terrace with swimming pool and picnic gazebo.
There are Roman steps for entering the pool on one side, and in the garden there are several areas to sit and relax. The pool is 10 x 5 metres and, 1.7 - 2.5 metres deep. It is open from May to September, weather permitting.
There is another building overlooking the garden and pool area however this is uninhabited..

Paved terraces, particularly the generous one situated between the main house and the annex, are perfectly suited for setting up long tables for convivial al fresco dining and shared moments. Ground floor rooms open directly onto the garden, where large furnished terraces allow you to soak in the peaceful atmosphere of the surrounding countryside. The property is accessed via a dirt road that leads directly into the estate, and the parking area, located behind the house in a secluded section of the property, includes a partly covered garage for 1 car and uncovered spaces for up to 6 vehicles. The garage also serves as a storeroom equipped with a chest freezer and a laundry area. A dedicated storeroom beneath the swimming pool houses the pool's technical equipment as well as farm tools and machinery.
The non-heated swimming pool is a focal point of the outdoor experience, positioned 30 metres from both the farmhouse and the annex on a terrace paved with terracotta and partially enclosed by fragrant hedges of laurel, oleander, rosemary, helichrysum, and lavender. Rectangular in shape and measuring 16 x 8 metres, with a depth ranging from 1.50 to 2.50 metres, the pool is lined in PVC and features chlorine purification and internal lighting. A solar shower is available poolside for your convenience. The pool is open from the last Saturday in April to the first Saturday in October, with access times from 8 am to 7 pm. Unit Layout
Podere Santa Croce accommodates a maximum of 10 guests across 5 bedrooms and 5 bathrooms, distributed between 2 independent buildings situated 60 metres apart. The main farmhouse is arranged over 2 floors connected by an internal staircase. On the ground floor, the main entrance opens into an entrance hall that leads to a sitting room with a television and a French window at the rear of the house. Also on this floor is a double bedroom with an ensuite bathroom featuring a shower and a French window on the pool side, as well as a kitchen and a dining room with access to the external dining area. The internal staircase leads to the first floor, where you will find 2 double bedrooms each with a private bathroom equipped with a bathtub, and a further double bedroom with a private bathroom with shower, which also benefits from access to an external terrace. The annex, the second independent building, is composed of a sitting room, a double bedroom, and a bathroom with shower. All 5 bedrooms are individually styled and each features its own private bathroom, ensuring comfort and privacy for every guest.

Podere Sant’Eugenio is a spacious country villa situated in the Val di Merse, near the medieval village of Chiusdino. Set in a scenic position, the property is surrounded by wooded hills and a landscaped garden. Comprising a main house and a separate annex, the villa has ample space inside and out for up to fourteen guests (in the full verison). Furnished in keeping with traditional Tuscan style, with sandstone exteriors, terracotta flooring and antique furniture. Outside, a shaded gazebo provides a scenic spot for outdoor dining, with views over the lawned garden planted with olive trees, cypresses and Mediterranean shrubs. In the centre of the garden, a large, gated pool area makes this a particularly appealing choice for families with young children. Please note: in an annex into the property live the caretakers, who discreetly take care of the maintenance of the park and the swimming pool and are available for any guests’ needs.

The property consists of the main house and an annex, with a total interior surface of about 430 sq m. MAIN HOUSE – GROUND FLOOR: entrance from the side of the house near the parking area; living room with fireplace and dining area overlooking the garden; kitchen; two guest bathrooms, one suitable for disabled guests; veranda with access to the outdoor dining area; one double bedroom with en suite bathroom with shower. FIRST FLOOR: accessed via a stone staircase from the entrance; Four double bedrooms (one with divisible bed) and one twin bedroom with joinable beds, all with ensuite bathroom with shower. Park:
The villa is surrounded by about 3000 square meters of fenced and well-kept garden, naturally bordered by hedges and dense vegetation of tall trees that separate it from the vast wooded area and cultivated land that are part of the property. A large flat lawn is located on the opposite side of the villa from the main entrance. In the center is the fenced outdoor pool. A terracotta terrace between the house and the lawn is equipped with a shaded gazebo for outdoor dining. Nearby, additional tables and chairs provide space for reading or relaxing. A built-in barbecue is located next to the house. A short dirt road leads from the entrance gate to the parking area in front of the house. N.B.: Please note that the photographic services are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool is located in the center of the lawn, a few meters from the house and the annex; it has an irregular shape with an infinity side; it measures 12 x 6 m with a constant depth of 1.40 m; it is covered in PVC and bordered in terracotta; access is via large internal steps, night lighting; chlorine purification. The fenced solarium area is paved with terracotta and surrounded by lawn, hedges and low stone walls, is equipped with sun loungers, umbrellas and a cold water shower. It is open from the last Saturday in April to the first Saturday in October.

Under the portico adjacent to the kitchen, a large outdoor dining table offers a remarkable view of the castle of Sammezzano, accompanied by a well-equipped barbecue for al fresco meals. In the area in front of the entrance, a shaded lounge area with comfortable seating provides a panoramic outlook over the rolling green hills. The non-heated swimming pool is situated in the upper part of the property, fenced with Photinia hedges for privacy, and is approximately 30 metres from the main house, accessible via a flight of steps from the courtyard. The rectangular pool measures 5 x 10 metres with a constant depth of 1.40 metres, is lined in light cream-coloured PVC, and features Roman steps for water access along with both internal and external lighting. A large stone solarium surrounds the pool, shaded by generous umbrellas and furnished with sunbeds and tables for relaxed sunbathing. Below the pool, a small annex houses a bathroom with shower and a changing room. The pool is open from the last Saturday in April until the first Saturday in October. To the right of the entrance, a short corridor leads to a guest bathroom, a small study, and the entrance to a private suite comprising 3 rooms: a double bedroom with direct access to the garden, a bedroom with a queen-size sofa bed, and a bathroom with shower. A traditional stone staircase connects the ground floor to the first floor, where the main sleeping area is arranged. The private swimming pool is positioned 15 metres from the villa, accessible via the lawn in front of the portico. The pool is non-heated, rectangular in shape, and measures 9 by 4 metres, with a constant depth of 1.4 metres. It features salt purification, internal lighting, Roman steps, and a geyser at the shallow end. The surrounding travertine pool terrace is equipped with sunbeds and adjustable umbrellas, creating an ideal sunbathing and relaxation area. The pool is open from the last Saturday in April to the first Saturday in October. Please be aware that photographs of the property were taken in spring, and therefore the flowering of plants and the colour of the garden grass may differ from what you observe upon arrival.

La Villanella accommodates up to 2 small or medium-sized animals, subject to prior written authorisation from the owner. Guests must communicate the number, size, and breed of their animals before arrival to obtain approval. The rental rate includes utilities covering electricity, water, gas for kitchen use and hot water, as well as weekly linen changes and both initial and final cleaning of the property. The property also includes the Zer0Dep Guarantee, meaning guests are not required to pay a security deposit either on balance or upon arrival. This guarantee includes EuropAssistance coverage in the event of accidental damage to the property during the stay, up to a maximum of 1,500 euros and subject to the limitations provided by the policy. Parking for electric vehicles is available on the property, with charging possible based on consumption.
