From this patio, a few steps descend to a green lawn, naturally framed and sheltered by hedges and a picturesque vine screen, at the centre of which stands the private swimming pool reserved exclusively for the use of guests. The oval-shaped pool, accessed by Roman steps, is lined in PVC and features a depth ranging from 0.80 to 1.20 metres, chlorine purification, and internal lighting that renders it perfectly usable even during the evening hours. A stone walkway leads directly to the pool from the house, and the surrounding lawn sunbathing area is generously furnished with sunbeds, deckchairs, small tables, and umbrellas. A cold-water shower is also available poolside for guests' convenience. The swimming pool is non-heated and is open from the last Saturday in April until the first Saturday in October. From the house you can easily reach the beaches on the Tuscan coast such as Marina di Bibbona and Cecina, the villages of Bolgheri and Castagneto Carducci and all the other places of historical, artistic and cultural interest in Tuscany.

Spanning approximately 200 square metres across 2 bright and beautifully appointed floors, the villa has been finished with high-quality materials and furnished with great care, creating a warm and welcoming atmosphere suited to both summer stays and year-round retreats. At the heart of the expansive 7,000 square metre garden stands a magnificent hazelnut tree, from which the villa takes its name, "nocciolo" being the Italian word for hazelnut. The outdoor spaces are equally impressive, featuring a stunning 98 square metre swimming pool set within a 150 square metre solarium, a generous yard rich in olive trees, Mediterranean herbs, flowering hedges, and lush green lawns, as well as a private parking area accessible through an automatic vehicle gate along a gravel driveway.

The park surrounding the villa covers approximately 7,000 square metres and features a carefully maintained combination of paved surfaces, green lawns, olive trees, shrubs, flowering beds of Mediterranean herbs, and fragrant hedges. The area immediately adjacent to the villa is paved with top-quality, non-slip stone-effect porcelain stoneware, adorned with terracotta pots filled with colourful and fragrant flowers. An elegant veranda facing the entrance to the property and adjacent to the pool serves as a perfect outdoor living area, complete with garden furniture and ample space for organising outdoor meals in a setting surrounded by nature. From the veranda, large French windows connect the outdoor dining area to the barbecue zone, creating a seamless flow between interior and exterior spaces. The non-heated swimming pool, irregular in shape and measuring 98 square metres, is divided into 2 distinct areas: the first measuring 12 x 6 metres with a depth of 140 centimetres, and the second measuring 6 x 3.5 metres with a depth of 50 centimetres, making it suitable for children. The pool is equipped with chlorine purification, internal lighting, and Roman steps for easy water access. The surrounding 150 square metre solarium is well furnished with sunbeds, tables, and umbrellas, and can be illuminated in the evening for a refined atmosphere. At the entrance to the pool area, a hot-water shower with an adjustable mixer is available for guests. The pool is open from the last Saturday of April to the first Saturday of October.
