The fortified hamlet of Volpaia offers two nice restaurants, one of which owned by the estate. The property is enveloped by a generous garden of approximately 1,200 square metres, where olive trees, lavender bushes, and fragrant rosemary create a serene and picturesque setting. In front of the main entrance, a paved patio leads to a beautiful jasmine-covered pergola, fully equipped with a comfortable seating area, a dining table, and a barbecue, making it an ideal space for outdoor meals and relaxed evenings. Adjacent to the pergola, a solarium area provides the perfect spot for sunbathing. A flight of steps from the patio descends to the lower lawn area, offering additional space for leisure and relaxation. The non-heated swimming pool measures 6 x 3.25 metres with a constant depth of 1.60 metres. It is lined in walnut-coloured travertine and features salt purification, steps for water access on one of the short sides, and an internal spotlight. Surrounding the pool, guests will find sunbeds, low tables, an umbrella, and a portable cold-water shower. The pool is also equipped with an isothermal bubble cover to help preserve water temperature during cooler periods. The pool is open from the last Saturday in April until the first Saturday in October. Please be aware that the photographs of the property were taken in spring, and therefore the appearance of flowering plants and the colour of the garden grass may differ at the time of your arrival.

Paved terraces, particularly the generous one situated between the main house and the annex, are perfectly suited for setting up long tables for convivial al fresco dining and shared moments. Ground floor rooms open directly onto the garden, where large furnished terraces allow you to soak in the peaceful atmosphere of the surrounding countryside. The property is accessed via a dirt road that leads directly into the estate, and the parking area, located behind the house in a secluded section of the property, includes a partly covered garage for 1 car and uncovered spaces for up to 6 vehicles. The garage also serves as a storeroom equipped with a chest freezer and a laundry area. A dedicated storeroom beneath the swimming pool houses the pool's technical equipment as well as farm tools and machinery.
The non-heated swimming pool is a focal point of the outdoor experience, positioned 30 metres from both the farmhouse and the annex on a terrace paved with terracotta and partially enclosed by fragrant hedges of laurel, oleander, rosemary, helichrysum, and lavender. Rectangular in shape and measuring 16 x 8 metres, with a depth ranging from 1.50 to 2.50 metres, the pool is lined in PVC and features chlorine purification and internal lighting. A solar shower is available poolside for your convenience. The pool is open from the last Saturday in April to the first Saturday in October, with access times from 8 am to 7 pm. A few metres from the house, a beautiful heated hot tub designed for 5 people is available and open all year round, offering a luxurious complement to the outdoor relaxation experience. The structure in subdivided into 3 apartments, (there is no internal access between apartments) which come rented to one single party as a single rental villa. The largest apartment holds a dining room large enough for 8 guests to dine together.
The owners (who are very friendly but not intrusive) manage a family agricultural business from the same location and live a few meters away but do not share any of the outdoor areas with the guests – they do reserve access to a passage which runs below the largest apartment for use only when truly necessary. They will be available should guests require help or advice for what to visit and where to go to enjoy the best of Tuscany.
The property available for rent and the property where the owners live are separated by a border of flowers which gives the guests the most privacy possible.
