The grounds of La Leopoldina extend across approximately 3 hectares of gently sloping terrain, characteristic of the Maremma landscape, with around 8,000 square meters of fenced space surrounding the house. This lush outdoor environment is home to a harmonious mix of cypresses, oaks, and eucalyptus trees that provide generous natural shade, while fragrant plants such as lavender, rosemary, and bay perfume the air throughout the seasons. The park is further enriched by contemporary sculptures, a glass-mosaic fountain, a romantic well, and a small pond adorned with water lilies, all contributing to an atmosphere of serene beauty. A rock garden and areas of Mediterranean scrub add botanical diversity to the landscape.

Positioned near the kitchen and overlooking the vineyards, a pergola equipped with a built-in barbecue serves as an idyllic setting for al fresco dining. The private beach-style pool is situated on a lower terrace approximately 40 metres from the house, accessible via wooden and stone steps or a gravel path. Lined in granite and spanning 58 square metres with a depth ranging from 0 to 1.2 metres, this non-heated pool features salt purification and is illuminated by fiber-optic lighting within the water and solar lights across the surrounding lawn. The pool terrace, finished in decking, is equipped with sunbeds, a table, chairs, a gazebo, and a hot-water shower. The pool is open from the last Saturday in April to the first Saturday in October.

La Leopoldina extends across approximately 165 square metres and is thoughtfully arranged over 2 floors, connected by an internal terracotta staircase, accommodating up to 6 guests across 4 bedrooms and 2 bathrooms. Other Information

La Leopoldina accepts up to 2 medium-sized pets, subject to prior authorisation from the owner. Guests wishing to bring animals must communicate the number, size, and breed of their pets in advance so that the owner can confirm acceptance before arrival.

The rental rate includes utilities covering electricity, water, gas for kitchen use and hot water, as well as weekly linen changes and both an initial and a final cleaning of the property. The stay also includes the Zer0Dep Guarantee, which means guests are not required to pay a security deposit either on balance or upon arrival. This guarantee includes EuropAssistance coverage in the event of accidental damage to the property during the stay, up to a maximum of 1,500 euros and subject to the limitations provided by the policy.

Guests should be aware that despite the fencing surrounding the property, the location within the Maremma countryside may occasionally allow for sightings of wild animals.
