The property is enveloped by a private fenced garden and benefits from covered parking for up to 4 cars within the grounds. High-speed Wi-Fi is available throughout the property, ensuring you remain connected during your stay. The entire estate, with its olive groves, manicured lawns, and aromatic plants, offers an unparalleled sense of seclusion and natural beauty in one of southern Tuscany's most celebrated landscapes.

Outdoors

The grounds of Villa La Monarca extend across 2.6 hectares of land planted with olive groves and vines, offering a truly immersive experience of the Tuscan countryside. Approximately 8,600 square metres of this land is enclosed within a 2-metre-high fence, forming the villa's private garden, which features well-kept lawns, sculpted hedges, holm oaks, and fragrant aromatic plants. A welcoming sitting area is positioned between the main villa and the annex, directly accessible from the kitchen, providing an intimate space for relaxed gatherings. In front of the annex, you will find a dedicated barbecue area alongside a traditional wood-fired oven, perfect for alfresco cooking and convivial outdoor meals. The outdoor dining area is situated beneath a charming pergola at the exit of the main house living room, offering a shaded and atmospheric setting for lunches and dinners in the open air. Please be aware that the garden photographs were taken in spring, so the appearance of flowering plants and the colour of the grass may differ at the time of your arrival.

The non-heated swimming pool is located on a lower terrace approximately 50 metres from the villa, accessible via steps or a convenient electric stair lift. Rectangular in shape, the pool measures 15 by 8 metres with a depth ranging from 1 to 2 metres, and features PVC and tile lining, a steel ladder for entry, saltwater purification, and both internal and external lighting. A solar shower is also available poolside. The sunbathing area, measuring approximately 20 square metres, is furnished with sunbeds and 2 umbrellas, inviting you to relax while enjoying panoramic views over the surrounding countryside and the town of Sinalunga. The pool is open from the last Saturday in April to the first Saturday in October.

Villa La Monarca accommodates a maximum of 16 guests across 8 bedrooms and 8 bathrooms, distributed over four floors in the main villa plus a self-contained annex. The main villa is connected internally by a staircase, with a mezzanine floor linking the first and second floors via 28 steps.

On the basement floor, you will find a billiard room and a bathroom with shower, as well as a laundry room with independent access from the outside. The ground floor features an entrance hall that connects to the kitchen, the dining room, and the living room with an ornamental fireplace. Also on this floor are a double bedroom with a divisible bed, a bathroom with bathtub, and a double bedroom with a queen-size bed measuring 1.40 metres. On the first floor, a living area with an ornamental fireplace provides additional communal space. This floor also hosts a double bedroom with an ensuite bathroom featuring a whirlpool tub and 2 basins, a twin bedroom with joinable beds and a bathroom with shower and ornamental fireplace, a further twin bedroom with joinable beds and an adjacent bathroom with shower, and a double bedroom with a divisible bed and an ensuite bathroom with shower. The second floor offers a twin bedroom with joinable beds, a bathroom with shower, and a walk-in closet. The annex contains a double bedroom with a divisible bed, an ensuite bathroom with shower, and a walk-in closet.

Villa La Monarca welcomes pets, subject to prior authorisation by the owner. Guests must communicate the number, size, and breed of their animals in advance to obtain approval. A maximum of 1 small or medium-sized animal, weighing up to 10 kilograms, is permitted.
