Surrounded on every side by rolling hills, oak woods, gullies, cultivated fields, and picturesque hilltop villages, Podere Collelungo offers a secluded yet accessible retreat of rare natural beauty. The property benefits from a generous fenced park of approximately one hectare, providing ample outdoor space for relaxation and exploration. Complimentary Wi-Fi keeps guests connected throughout their stay, while a large dedicated parking area, reached via a cypress-lined driveway after the entrance gate, ensures convenient and secure vehicle access. The estate has been thoroughly inspected by a technical supervisor prior to the start of each season to verify the accuracy of its description, the condition of all listed accessories, and the overall quality, cleanliness, and comfort offered to every guest.

Description

Property Summary

Nestled in the serene Tuscan countryside of Cetona, Italy, Podere Gragnano is a captivating stone villa that stands as a testament to the timeless beauty of 19th-century farmhouse architecture. The result of a meticulous renovation completed in 2012, this exceptional vacation rental seamlessly blends original structural elements — including salvaged terracotta flooring and oak parquet — with modern comforts, all while preserving the historic character of the former farmhouse. The property is composed of 2 separate buildings: a main villa and a charming annex constructed in the style of Tuscan tradition, together set within an expansive 80-hectare farm estate. The surrounding landscape is dominated by olive trees, vineyards, and unspoiled nature, with sweeping views of the countryside and the majestic Mount Cetona on the horizon. Guests benefit from high-speed Internet WiFi throughout the property, a dedicated parking area with 4 covered spaces accessible via an automatic wooden and iron gate, and a generous private yard spanning 1.5 hectares of lush parkland. Whether you are seeking a peaceful retreat or a base for exploring the cultural riches of Tuscany and beyond, Podere Gragnano offers an unparalleled setting just 5 minutes from the town of Cetona.

Outdoors

The 1.5-hectare park of Podere Gragnano is a beautifully landscaped environment of plush lawns, low hedges, a small olive grove, and the estate's own vineyard, creating a sense of natural abundance and tranquility. Throughout the garden, you will discover a rich variety of plantings including cotoneaster, climbing roses, broom, hydrangeas, irises, fig, peach and apricot trees, and towering oaks, as well as a collection of aromatic herbs. A charming circular iron gazebo invites you to sit and absorb the peaceful atmosphere, while the pergola adjacent to the dining room — adorned with potted oleanders — is fully equipped for outdoor meals and features a wood-burning oven for al fresco cooking. Not far from the pool, tucked behind a cluster of olive trees, a delightful small brick playhouse designed for children contains 2 rooms with games and tables. Two rows of cypress trees line the short gravel driveway leading from the entrance gate to the parking area, lending the approach a distinctly Tuscan elegance. Adjacent to the parking area, a dedicated laundry room with a sink and a bathroom with toilet and shower provides additional practical convenience for guests.

The non-heated swimming pool is located in a quiet corner of the garden behind the house, approximately 40 metres away, and can be reached across a stretch of lawn or via a short flight of steps. The rectangular pool features 1 infinity side, a stone border, Roman steps, and internal lighting, measuring 6 x 12 metres with a depth ranging from 1 metre to 2.20 metres. The purification system combines both chlorine and oxygen treatment, and the interior is finished with a specialist swimming pool plaster. A generous 1,000 square metre grassy sunbathing area surrounds the pool, furnished with sunbeds, deckchairs, and a large umbrella. Just 10 metres from the pool, a brick building houses a small kitchen and a changing room with shower and toilet. The pool is available from the last Saturday of April to the first Saturday of October. Please be aware that photographs of the property were taken in spring, and therefore the blossoming of flowers and the colour of the garden grass may differ from what you observe upon arrival.

Unit Layout

Podere Gragnano accommodates up to 12 guests across 6 bedrooms and 6 bathrooms, distributed between the main villa and the annex. The main villa is arranged over 2 internally connected floors, both of which have direct access from the garden. On the ground floor, the entrance hallway opens onto a toilet and leads through to a fully equipped kitchen, which in turn communicates with the dining room; the dining room connects to the sitting room and the pergola, creating a fluid and sociable living space. A travertine staircase in the entrance hall ascends to the first floor, where you will find 3 bedrooms: a double bedroom with an ensuite bathroom featuring a bathtub, a second double bedroom with an ensuite bathroom with shower, and a twin bedroom with joinable beds accompanied by a further bathroom with shower.

The annex, while equally refined, is arranged over 2 floors that are not internally connected. On the ground floor, a living room with a dining area and kitchenette serves as the communal space, alongside 2 bedrooms: a double room with a queen-size bed and an ensuite bathroom with shower, and a twin room with joinable beds and an ensuite bathroom with shower. An external staircase leads up to a small glassed-in loggia and then into the first floor, where a further twin bedroom with joinable beds is served by its own ensuite bathroom with shower.

Amenities Included

Podere Gragnano is equipped with a comprehensive range of amenities to ensure a comfortable and convenient stay. The property is pet-friendly, welcoming animals subject to prior authorisation by the owner, and heating is available for use during cooler periods. In the kitchen areas, a dishwasher is provided to simplify meal clean-up, while a washing machine is available for guests' laundry needs, located in the dedicated laundry room adjacent to the parking area. For entertainment, the property features satellite TV, allowing you to enjoy a wide selection of channels during your downtime. The villa is also equipped with Internet WiFi, ensuring you remain connected throughout your stay. Weekly linen is included in the rental price, along with initial and final cleaning of the property. Utilities including electricity, water, and gas for cooking use are also covered. The property operates under the Zer0Dep Guarantee, meaning no security deposit is required on balance or upon arrival; instead, guests benefit from EuropAssistance coverage in the event of accidental damage to the property during their stay, up to a maximum of 1,500 euros and subject to the limitations provided.

Other Information

Acceptance of animals at the property must be previously authorised by the owner, who requires advance communication of the number of animals, their size, and their breed. The property is set within an 80-hectare farm estate, offering guests a high degree of privacy and exclusivity. The automatic entrance gate in wood and iron leads to the covered parking area with 4 spaces, providing secure and convenient vehicle access. The park and outdoor areas are maintained to a high standard, and guests are kindly reminded that the appearance of the gardens may vary seasonally from the photographs shown, which were taken in spring.

Description

Property Summary

Nestled in the heart of Tuscany, La Casa di Elsa is a beautifully restored vacation rental set in the medieval hilltop village of Santa Fiora, Italy. Dating back to the early 20th century, this charming property was originally a humble rural house, with animal stalls on the ground floor and peasants' quarters above. Following a skilful renovation completed in 2013, the house has been transformed into a refined and comfortable home that seamlessly blends its rich historical character with modern comforts. The original stone walls, exposed on the exterior and visible beneath the plaster in certain interior spaces, speak to the property's authentic past, while carefully restored pieces of furniture, including 2 old madie, traditional kitchen cupboards once used for kneading and storing bread, now serve as elegant and functional storage units. The lush garden, panoramic swimming pool, and the characteristic medieval town centre of Santa Fiora towering above complete a setting of rare beauty. Surrounded by green woods and set within a 4-hectare estate, the property offers a generous yard that provides both privacy and a deep connection with the natural landscape. Guests benefit from Internet WiFi throughout the house, ensuring connectivity during their stay, and a dedicated gravel parking area is conveniently located near the main entrance, making arrivals and departures effortless.

Outdoors

The outdoor spaces of La Casa di Elsa are among its most captivating features, arranged across 3 large terraces that descend gracefully through the garden. Lawns enlivened by colourful flower pots, mature trees typical of the Tuscan landscape, including chestnuts, oaks, cypresses, walnut, hazelnut, cherry, and apple trees, create a rich and varied natural setting full of interesting corners to discover. An outdoor seating area furnished with sofas and armchairs invites relaxation in the open air, while a panoramic terrace equipped with a brickwork barbecue offers the perfect spot for preparing and enjoying grilled meals in the company of family or friends. The woods and olive grove that border the garden form part of the wider 4-hectare estate, lending the property an exceptional sense of seclusion and tranquillity. From the main entrance, 2 charming paths wind through the woods alongside little streams, leading guests to the village centre in just a few minutes on foot. A few large steps cross the lawn along the 20 metres separating the house from the panoramic swimming pool, which is set on the lowest terrace of the garden and clearly visible from the rooms and patio. The non-heated pool measures 5 x 11 m with a constant depth of 1.40 m, is edged in stoneware tiles, lined in PVC, and features salt purification. Roman steps lead into the water, and the pool is equipped with both internal and external lighting. The surrounding solarium area extends over a level surface that is partly paved and mostly lawn, furnished with sunbeds and umbrellas, and served by a cold-water shower. The many trees throughout the garden create numerous areas of natural shade, particularly welcome during the warmest days of summer. Please note that photographs of the property were taken in spring, meaning that the appearance of flowering plants and the colour of the garden grass may differ at the time of your arrival.

Unit Layout

La Casa di Elsa is configured across 2 floors which, thanks to the sloping terrain, each benefit from direct access to the outside, welcoming up to a maximum of 6 guests across 3 bedrooms and 2 bathrooms. The main entrance on the first floor leads into a small hallway from which 3 double bedrooms open, all oriented to take full advantage of the surrounding views. 1 of these bedrooms features a private balcony, while another offers divisible beds for added flexibility. 1 bedroom has an en-suite bathroom with shower, and the remaining 2 bedrooms share a second bathroom, also with shower. From the hallway, a wooden staircase descends to the living area on the ground floor, which comprises a large open-plan space incorporating a toilet, a living room, a well-equipped kitchen, and a dining room. From this level, 2 large French windows open onto a portico furnished with a table and chairs, where alfresco meals can be enjoyed while admiring the surrounding landscape.

Amenities Included

La Casa di Elsa is equipped with a comprehensive range of amenities designed to ensure a comfortable and enjoyable stay throughout all seasons. The property features air conditioning for warm summer days and heating available for cooler periods, ensuring a pleasant indoor climate year-round. The property is pet-friendly, welcoming small-sized animals so that guests need not leave their companions behind when travelling.

Pets of small size are welcome at the property. The Emma Villas Concierge team is available to assist with any emergencies or further information required during your stay, and all relevant telephone numbers will be provided together with your booking documents. Prior to the beginning of each season, La Casa di Elsa undergoes a thorough check-up carried out by a designated technical representative to verify the consistency of the property description, confirm the presence and operational condition of all listed accessories, and guarantee the quality, cleanliness, and comfort expected by every guest.

Distances and Attractions

Santa Fiora, considered one of the most beautiful villages in Italy, is just a short walk from La Casa di Elsa via the charming wooded paths that begin near the property's main entrance. The village is steeped in history, built around the remains of the ancient Aldobrandesque fortifications, of which the Clock Tower is adorned with ceramics by the Della Robbia family, with battlements dating back to the 19th century. Nearby, the Palazzo Sforza stands over the remains of the walls of the old castle, while the Church of Saints Flora and Lucilla houses the celebrated terracotta altarpieces of the Della Robbia Florentine workshop. The Peschiera, a tranquil mirror of clear water dedicated to trout breeding, forms a small and enchanting park immersed in silence, beside which stands the Church of the Madonna delle Nevi, built above the sources of the river Fiora, visible through a glass floor. Exploring the village further along Via Carolina and through its various streets, you pass through the historic Jewish ghetto, whose appearance remains remarkably similar to what it would have been in the mid-16th century, culminating in the Piazza del Ghetto, the only square in Santa Fiora accessible from a single entrance. The Mercury Mine Museum is also open to visitors within the village. Beyond Santa Fiora, the wider region of Tuscany offers an extraordinary wealth of cultural and natural attractions. Etruscan towns rich in history, such as Montepulciano, Montalcino, and San Casciano di Bagni, are within easy reach, as are the great art cities of Tuscany. The well-connected road network makes short excursions straightforward, and the sunny beaches of the Tyrrhenian Sea are approximately one hour's drive away.

Property Summary

Nestled in the heart of a sweeping 40-hectare estate in Monteriggioni, Italy, Borgo Gallinaio is an extraordinary vacation rental that captures the timeless elegance of 15th-century Tuscan architecture. Framed by a lush expanse of Turkey oaks, holm oaks, and olive trees, this historic fortified hamlet sits within the area of the Sienese Montagnola, offering guests an immersive retreat into one of the most evocative landscapes in all of Tuscany. The original architecture of the borgo has remained beautifully intact, with the characteristic stratification of its centuries-old buildings still clearly visible, lending the property an authenticity that is rare and deeply compelling. Once through the surrounding walls, guests are welcomed into a generous internal courtyard, around which all the entrances to the residential units open, creating a sense of community and grandeur that defines the entire experience.

The property is exceptionally well-equipped for large groups, offering a private swimming pool set within a vast park, extensive outdoor yard areas thoughtfully arranged for relaxation and al fresco dining, high-speed Internet WiFi connectivity throughout, and a large dedicated parking area adjacent to the structure. The generosity of the outdoor spaces, combined with the scale and beauty of the interiors, makes Borgo Gallinaio an ideal setting not only for extended family stays but also for events and ceremonies of the highest caliber.

Outdoors

The outdoor spaces of Borgo Gallinaio are nothing short of remarkable, extending across approximately 4 hectares of parkland that form the immediate surroundings of the borgo. These grounds encompass areas paved in traditional terracotta, adorned with seats and small tables, alongside sweeping lawns embellished with tall trees, olive trees, fruit trees, and dense clusters of aromatic herbs. The central courtyard, onto which all the residential entrances open, has been thoughtfully arranged as an outdoor dining area, complete with tables and chairs, a wood-fired oven, and a barbecue, making it a natural gathering point for guests. A large loggia positioned a short distance from the courtyard, together with the terrace on the first floor of the main house, provides ideal spaces for quiet relaxation and contemplative enjoyment of the panoramic views that stretch across the surrounding Tuscan countryside.

The non-heated swimming pool is located in the section of the park that borders the woodland, surrounded by tall shady trees and accessible from the courtyard via an internal path of approximately 350 metres. Rectangular in shape and measuring 8 by 10 metres with a constant depth of 1.40 metres, it is lined in PVC and bordered by terracotta paving. The pool is equipped with chlorine purification, a metal ladder for water access, and internal lighting that extends throughout the surrounding area. The adjacent lawn serves as a sunbathing area and is furnished with umbrellas, sunbeds, and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October. Beyond the park, a further 48 hectares of land surround the borgo, distributed among extensive woodland, vast arable fields, meadows, and a sprawling olive grove, all of which are freely accessible for walking and sporting activities. It is worth noting that the property photographs were taken in spring, meaning that the flowering of plants and the colour of the garden grass may differ from what you observe upon arrival.

Unit Layout

Borgo Gallinaio is structured according to the classic typology historically known as a courtyard house, comprising a main body and a separate annex positioned opposite, together totalling approximately 1,200 square metres of interior space organised around a central courtyard. The property accommodates a maximum of 32 guests across 16 bedrooms and 16 bathrooms, distributed between the two buildings.

The main body is arranged over 3 floors. On the ground floor, the main entrance from the courtyard opens into a spacious living room with sofas and a television area. Description

Property Summary

Nestled in the rolling hills of Tuscany, Italy, Villa delle Sophore is an extraordinary eighteenth-century residence located just a few kilometers from Lake Trasimeno, with the ancient Etruscan city of Cortona visible in the distance. This remarkable vacation rental occupies what was historically a border and smuggling area between the Grand Duchy of Tuscany and the Papal States, lending the property an atmosphere of rare historical depth and romance. The villa has been thoughtfully restored through a decidedly conservative renovation that has preserved its original character while ensuring every modern comfort is at hand. Painted frescoes, vaulted ceilings, a majestic atrium, and a collection of antique furnishings sourced through years of patient research by the owners create an environment that feels both timeless and deeply welcoming. LCD televisions, stereos, and Internet WiFi connectivity are seamlessly integrated into the interiors, ensuring guests enjoy contemporary convenience without compromising the villa's historic charm. The surrounding yard and park-garden, shaped by the mild lake climate and planted with species of rare botanical beauty, extend the sense of grandeur beyond the villa's walls. The owners reside in a private annex of the property with a separate entrance, making themselves available to guests throughout their stay. When renting this property in this configuration, no other guests will be present anywhere on the estate, guaranteeing complete exclusivity and privacy.

Outdoors

The exterior of Villa delle Sophore is a carefully maintained park-garden that reflects the nineteenth-century tradition of blending English and Italian landscaping styles. The grounds are home to oak forests, local flora and fauna, and plants of rare beauty, including the pair of giant pendulous Japanese sophoras from which the villa takes its name, considered the finest examples of their kind in the entire territory. A beautiful period lemon house, an ancient gazebo, a solarium area, and a magnificent contemporary fountain complete the park and create a series of distinct outdoor spaces to explore and enjoy. The non-heated pool is positioned just a few meters from the house, set slightly lower in the landscape and easily reached from the garden via a gentle slope. Open from the last Saturday of April to the first Saturday of October, the rectangular pool measures 11 meters by 7 meters with a constant depth of 1.25 meters. Access to the water is provided by a Roman staircase, and a cold shower is available poolside. The interior of the pool is finished in PVC, while the outer edge and solarium area are laid in traditional terracotta. Sun loungers and umbrellas are provided, and centuries-old trees surrounding the pool naturally create shaded areas throughout the day. Privacy in the solarium area is ensured by a laurel hedge that separates it from the rest of the park. Adjacent to the pool, a large open veranda houses a fully equipped kitchen and a generous dining table with chairs, creating an ideal setting for outdoor meals. A barbecue is also available in this area, perfect for alfresco dining in the warm Tuscan evenings. Please note that photographs of the property are typically taken in spring, so the colors and blooms of the gardens, lawns, and park may vary depending on the season of your visit.

Unit Layout

Villa delle Sophore is arranged across 2 floors and is designed to accommodate up to 12 guests across 7 bedrooms and 5 bathrooms. The main entrance is located on the ground floor, which is divided into a living area and a sleeping area. The living area comprises a living room, a dining room featuring a large fireplace, and a fully equipped kitchen. The sleeping area on this floor contains 2 double bedrooms, a bathroom with a bathtub, and a separate bathroom with a shower. A spectacular square spiral staircase connects the ground floor to the first floor, where 2 double bedrooms with en suite bathrooms are located, one of which features a hydromassage shower. An additional bathroom with a bathtub is also found on the first floor, along with a double bed configuration in that area. The first floor is further completed by 2 communicating rooms used as single bedrooms, one of which includes a mezzanine level housing a reading room and a playroom. The mezzanine also features an equipped gym and a dedicated relaxation corner. It should be noted that the fireplaces located in the reading room and in one of the bedrooms are ornamental in nature. A second fully equipped kitchen is situated on the open veranda adjacent to the pool, providing additional culinary space for outdoor entertaining.

A washing machine is available for guests' use, conveniently located within the property's period lemon house alongside the laundry facilities. Outdoor dining and entertaining are made effortless with the barbecue situated on the open veranda near the pool. Satellite TV is available for guests who wish to enjoy television programming during their stay, and the villa is also equipped with stereo systems throughout. Pets are welcome at Villa delle Sophore, subject to advance authorization by the owner, as described further in the relevant section. The villa has been inspected and verified by a technical manager to ensure that all described features, accessories, and equipment are present and in proper working order.

Smoking is strictly forbidden inside Villa delle Sophore. Guests are kindly reminded to observe this rule throughout their stay. The admission of animals to the property must be authorized in advance by the owner, who requires prior communication of the number of animals, their size, and their breed before approval can be granted. When booking this property in the configuration described, no other guests or customers will be present anywhere on the estate, ensuring complete privacy for the duration of the stay. In the villa's underground cellars, the owner, a passionate antiquarian, maintains a private collection of more than a thousand antique pieces. The furniture and collectibles have been artfully arranged to create what the owner describes as antiques in progress, making the cellars an exceptional destination for lovers of restored antique furniture and for connoisseurs who appreciate pieces still in their original patina. The owners themselves reside in a private annex of the villa with a separate entrance and are available to assist guests as needed throughout their stay.

Description

Property Summary

Nestled on a scenic promontory less than 3 kilometres from the historic city of Arezzo, in the heart of Tuscany, Italy, Villa Ninfeo is an exceptional vacation rental that combines timeless elegance with contemporary comfort. The property takes its evocative name from the beautiful water lilies, known in Italian as ninfee, that adorn the large stone vases lining the pool's edge, creating a fairy-tale atmosphere that welcomes you the moment you turn into the driveway. The complex comprises 2 distinct buildings: a main villa and a nearby annex, both distinguished by an exceptionally high aesthetic standard, featuring period furniture, original artworks, precious carpets, fireplaces, and innovative design elements seamlessly integrated with home automation technology. Surrounding both structures is a magnificent one-hectare park, designed by a renowned landscape architect and home to an extraordinary collection of more than twenty thousand ornamental plants from around the world. The property offers private parking for up to 4 cars at the entrance gates, along with a one-car garage, ensuring effortless arrivals and departures. A reliable wireless internet connection is available throughout the stay, keeping you connected while you enjoy the tranquillity of this remarkable retreat. The fully fenced yard extends across several terraces around the hilltop, offering unforgettable panoramic views of Arezzo and the rolling hills covered in cultivated fields, olive groves, and vineyards stretching to the horizon.

Outdoors

The outdoor spaces of Villa Ninfeo are nothing short of extraordinary, representing a true masterpiece of landscape design spread across multiple terraces and levels. The one-hectare park winds gracefully around both buildings, marked along its perimeter by an oak wood and framed by spectacular expanses of cultivated land. Paved pathways connect all areas of the estate, guiding you through a sparkling symphony of blossoms, vast areas of lawn, and a remarkable collection of tree species gathered from around the world. Please note that the photographs of the property were taken in spring, so the flowering and the colour of the garden grass may differ at the time of your arrival.

At the heart of the outdoor experience is the oval-shaped swimming pool, positioned between the main villa and the annex, approximately 10 metres from the annex. The non-heated pool is open from the last Saturday in April until the first Saturday of October and measures 7 by 14 metres, with a depth ranging from 90 cm to 2.50 metres. Entry into the water is via submerged steps, and a diving board is also available. The pool is fully lined with dry-mounted Tuscan stone, with a grey-blue cement bottom that lends a beautifully natural effect within its sandstone-paved surround. On 2 sides, large stone vases filled with water lilies add a romantic and distinctive touch. The pool area is equipped with comfortable sunbeds for sunbathing and is complemented by a romantic gazebo covered in climbing ivy, furnished with sofas and armchairs for those who prefer the shade. A hot and cold-water shower and chlorine purification system complete the pool facilities.

Throughout the park, several carefully arranged relaxation and dining areas invite you to make the most of the outdoor setting. A pretty wooden gazebo furnished with a dining table sits at the exit of the annex, directly in front of the pool. A convenient dining area covered by a large umbrella is positioned near the dining room of the main villa, while a discreet portico at the entrance to the living room overlooks a scenic fountain built with river stones, ideal for reading or simply unwinding. A cool, shady woodland area is also accessible via the paved pathways that connect all parts of the estate.

Unit Layout

Villa Ninfeo accommodates up to 14 guests across 5 bedrooms and 6 bathrooms, distributed between the main villa and the annex, each with its own distinct character and direct external access.

The main villa is arranged over 2 floors. The main entrance is located on the side adjacent to the driveway, reached via 3 external steps that lead into the vast open living area occupying the entire ground floor. Here, all rooms flow naturally into one another, beginning with the sitting and TV room, furnished with pure white divans arranged around an antique fireplace and a large television, which extends along a wide external portico. From there, a further small sitting room with a second fireplace connects to the dining room, which also faces the garden and its seating area. Also on the ground floor are the kitchen, accessed directly from the dining room, a laundry room, and a guest bathroom. A wooden staircase leads to the upper floor, where the master bedroom is located, complete with a dedicated sleeping area, a closet area, a bathroom with shower, and direct access to a panoramic terrace. Also on this floor are 2 double bedrooms, each with a queen-size bed, which share a bathroom equipped with a hydromassage tub. One of these bedrooms opens directly onto the garden through a French window, while the other is accessed through a study that includes a double sofa bed.

A few metres uphill along a paved path, the annex offers a striking contrast with its huge open-plan living room beneath a high gable roof, combining a lounge area with an additional large television and a dining area centred around an elegant black table with chairs. Thanks to the home automation system, the large windows that line the room lower automatically at the touch of a button, seamlessly connecting the interior with the gazebo and the adjacent pool area. A super-functional modern kitchen in polished aluminium, equipped with 2 ovens, completes the main level. On the lower floor, accessible only from the outside, there are 3 double bedrooms, one of which serves as a walkthrough room providing access to the other 2. This floor is completed by 2 bathrooms with shower.

Amenities Included

Villa Ninfeo is equipped with a comprehensive range of amenities designed to ensure a comfortable and enjoyable stay for all guests. Air conditioning is available in the bedrooms, providing a pleasant environment during warmer months, while heating is also available throughout the property for cooler periods.
