An internal staircase leads to the first floor, where 2 additional double bedrooms and a bathroom with shower are located. Please note that the internal staircase leading to the 2 bedrooms on the first floor has no railing, therefore children up to 12 years of age must be constantly supervised. Air conditioning is available in the living area and in the upstairs bedrooms, ensuring a cool and comfortable stay during the summer months, and is included in the rental price. Heating is metered and billed according to consumption. Final cleaning is included in the rental price. A refundable security deposit of 300,00 euros is required upon arrival and will be returned before departure, less any charge in case of damage. Check-in is from 15:00 and check-out is by 9:30. Late check-in after 6:00 PM until 11:00 PM is available upon request, and check-in later than 11:00 PM must be organized in advance and may require additional fees. A tourist tax of 8,00 euros per person per night applies for the first 4 nights, with children under 12 years of age exempt. Upon request, a range of additional services is available, including a Cook Service, Cooking classes, and a Personalized concierge service to book tours, tickets, restaurant reservations, and assist with daily planning. The pool is available from the last Saturday of April until the first Saturday of October. In front of the house you will have a large fenced-in courtyard equipped with a table and chairs on the nice porch, where you can enjoy grills and good local wine. Podere Capanne is an old residence that has retained the characteristics and atmosphere of times gone by. It is well furnished and equipped, and we are confident that you will spend a comfortable holiday in a warm and welcoming environment. You will also have the opportunity to taste and buy excellent extra virgin olive oil produced by the owners, who still follow ancient traditions in the production of the famous local oil.
The house is located just a few kilometres from Siena and Arezzo, and we certainly recommend a visit to both. The former, admired all over the world, will welcome you with its ancient cobbled streets and the majesty of Piazza del Campo, while Arezzo, on the other hand, more reserved and less well-known, will surprise you with a delightful and rich historic centre, typical cafés and excellent trattorias. The property benefits from private parking located just outside the fenced perimeter, accessible via two steps or a level path, and is equipped with internet Wi-Fi throughout, ensuring a seamlessly connected stay. The outdoor spaces at Villa Stroncoli are thoughtfully designed for relaxation and al fresco living. The garden, covering approximately 600 square metres, is enclosed by a low wall and net fencing ranging from 90 cm to 1.40 m in height, with a wooden pedestrian gate ensuring privacy and security. A generous dining area with tables and umbrellas invites leisurely meals in the open air, while a brick barbecue and a wood-fired oven positioned under the loggia near the entrance provide excellent facilities for outdoor cooking and entertaining. The non-heated swimming pool occupies a panoramic position between the villa and the wellness annex, overlooking the surrounding rolling hills and vineyards. Rectangular in shape, it measures 12 x 6 metres with a depth ranging from 1.20 to 1.80 metres, lined in PVC and equipped with chlorine purification. Access is via Roman steps, and the pool features internal and external lighting, a semicircular shallow ledge, and built-in seating along one side. The paved pool terrace is furnished with sunbeds, umbrellas, and a solar shower, creating an ideal sunbathing and leisure area. The pool is open from the last Saturday in April to the first Saturday in October. Please note that photographs of the property were taken in spring, so the appearance of flowering plants and the colour of the garden grass may differ at the time of your arrival.
