The estate provides an ideal terrain for beautiful walks among vineyards and olive trees.
The owners run a nice restaurant on the premises where it is possible to taste excellent local recipes (the restaurant is open every night from June to September included, over the weekend during the months of April, May and October - for the rest of the year the restaurant is available upon request) .
The access to the property is via an unpaved but well-maintained road.

Leaving the kitchen on the left, you come to a double bedroom with divisible beds direct outside access through a French window, and ensuite bathroom with shower and washing machine. From here you will be welcomed by a triumphant garden full of colour: beds of flowers, Mediterranean herb bushes, cypresses and centuries-old olive trees from Spain and Apulia. To complete the whole, a beautiful lawn with an attractive, fully-equipped swimming pool. Next to the pool there is the children area. On the ground floor is the main entrance that leads into the living room with kitchen and dining area; from here a few steps lead up to a double bedroom (with joinable beds). Downstairs is the living room with satellite TV, a double bedroom with French windows leading out to the garden and ensuite bathroom with shower, and a bathroom with shower with anteroom used as a small laundry with washing machine.
Park:
The house is surrounded by about 1200 sq m of terrain mainly planted with olive trees. The usable garden area extends over two levels for an area of about 700 sq m of lawn, lavender and rosemary bushes, lemon and fruit trees. In front of the entrance to the house, across a paved patio, you come to the beautiful jasmine-covered pergola furnished with a seating area, dining table and barbecue and with, on the side, the solarium and swimming pool. A flight of steps from the patio leads down to the lower lawn area. In front of the house is a parking area. The property is accessed through a remote-controlled gate shared with another property located about 150 m further on. Although not fenced, the house lies within a quiet secluded area thanks to the trees that surround it.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, set in the green panoramic part of the garden at the side of the house, is located on the same level as it, a few metres away. Measuring 6 x 3.25 m with a constant depth of 1.60 m, it is lined in walnut-coloured travertine and has salt purification, steps for access to the water on one of the short sides and an internal spotlight. Sunbeds, low tables, an umbrella and a portable, cold-water shower are set out on the beautiful paving that surrounds the pool equipped with an isothermal bubble cover (to preserve the water temperature in the cooler months). The pool is open from the last Saturday in April until the first Saturday in October.
If waste disposal will not be carried out according to the rules provided at check-in, an extra of € 100,00 will be required at check-out.

The structure in subdivided into 3 apartments, (there is no internal access between apartments) which come rented to one single party as a single rental villa. The largest apartment holds a dining room large enough for 8 guests to dine together.
The owners (who are very friendly but not intrusive) manage a family agricultural business from the same location and live a few meters away but do not share any of the outdoor areas with the guests – they do reserve access to a passage which runs below the largest apartment for use only when truly necessary. They will be available should guests require help or advice for what to visit and where to go to enjoy the best of Tuscany.
The property available for rent and the property where the owners live are separated by a border of flowers which gives the guests the most privacy possible.
