The property enjoys a privileged position just 50 metres from the sea, with direct access to the pebble beach "Fortullino" and a rocky beach located 50 metres from the estate. For guests interested in boating, a motor boat is available on request, subject to a local agreement, and private mooring can also be arranged on request for an additional charge.

The residence at "Fortullino" is secured by electric gates, ensuring a safe and private environment for all guests throughout their stay. Parking is available on the property for the convenience of arriving guests. Heating is available exclusively during the period from 20 October to 3 May, in accordance with the seasonal nature of the estate. Linen changes are available upon request and are subject to a supplementary charge, as are towel changes, which are likewise provided at an additional cost. Guests are kindly advised to take note of these arrangements when planning their stay to ensure a comfortable and well-prepared visit.

Charming complex dating back to the 19th century situated in panoramic location on the Tuscan hills. This property comprises a main building and a nice barn which have been carefully restored preserving their original architectural features as well as their beautiful cotto-tiled floors and beamed ceilings. The two units offer 8 comfortable apartments, all of which tastefully furnished in a Tuscan style.
Distances: the villages of Montelopio 1 km, Fabbrica with all kinds of shops 4 km away, an excellent restaurant offering nice recipes of the Tuscan tradition is approx. 800 m away, Volterra 25 km, Pontedera (with nice shopping facilities) 23 km away, Casciana Terme (with spas) 25 km, San Gimignano 30 km, Pisa (airport) 50 km, Livorno (seaside) 50 km away, Florence (airport) and Lucca approx. 65 km away, Siena approx. 70 km. The coastline with large equipped beaches is in a 45-minute drive.
