The surrounding solarium, finished in stone and lawn, is furnished with sunbeds, an umbrella, and a comfortable sofa with armchairs shaded by a gazebo. Hot and cold-water showers are available on one side of the pool area, and a security fence runs along the external perimeter. The pool is open from the last Saturday in April until the first Saturday in October. Beyond the pool terrace, the garden unfolds across multiple levels, offering 2 terraces with sitting areas, a vine-covered American pergola with a dining table set within the fenced garden in front of the main entrance, and a spacious central courtyard housing a portico with a dining table alongside an outdoor kitchen complete with a stone barbecue and worktop. On the first floor of the farmhouse resides the owners, who are not present during the period from May to September. Guests are kindly informed that the photographs of the property were taken in spring, and therefore the flowering of plants and the colour of the garden grass may differ from what is visible in the images at the time of arrival. Pets are welcome at the property. Tourist tax may be applicable depending on current local regulations.

Check-in takes place from 3:30 pm to 7:30 pm, and guests should note that check-in will be conducted at La Pensione di Vignamaggio in Panzano. Check-out must be completed no later than 10:00 am. The changeover day is Saturday. A minimum stay of 7 nights applies during high season, while a minimum of 3 nights is required during low and mid season. A complete rooming list must be submitted 1 week before arrival. Upon arrival, a pre-authorization of €2,000 is requested as a security deposit for damages. Gas heating is available as an extra service. Please note that external chefs are not permitted on the estate; however, a private chef can be arranged on request, and cooking classes are also available on request through the estate. Social events for more than 22 guests can be organized through the estate's partners, subject to management approval, at an additional cost. Tourist tax is due at check-out. From the windows of the old farmhouse, you will enjoy an incomparable view of the suggestive landscape of the Valdichiana hills, where, scattered here and there, you will glimpse beautiful farmhouses, 19th-century villas and medieval villages dominated by mighty castles. Santa Vittoria is an old house with a special appeal. The wooden ceilings, the floors all in Tuscan terracotta and the original period furnishings give it a very rustic and characteristic charm. You will experience your stay in an atmosphere of old, simple and essential things.
On the ground floor of the farmhouse lives, occasionally, the property caretaker who will be a discreet point of reference in case of need.
You will have at your disposal, in front of the house, a large green area equipped with a pergola and garden furniture, perfect for your evenings in the open air. About 250 metres away, near another farmhouse that is also part of the farm, you will find the laundry room and the swimming pool area (size 7x12 m, depth 1.20 - 1.80 - open from 01st May to 30th September) that you can use together with the owner and his guests.

Podere Capanne is a portion of an old farmhouse set in the hills overlooking the charming medieval village of Rigomagno and much of the wide Chiana Valley. You will find the house in a landscape covered mostly by olive trees, interrupted here and there by small vineyards and lush oak woods. In front of the house you will have a large fenced-in courtyard equipped with a table and chairs on the nice porch, where you can enjoy grills and good local wine.
