The property has two floors. On the ground floor the entrance leads to the dining area with kitchenette, illuminated by large windows overlooking the pool and next to the elegant room with comfortable seating , smart TV and ornamental fireplace. Park:
Il Fienile is surrounded by a 1500 sq m garden, completely fenced and bordered along the perimeter by lush hedges to ensure privacy, especially in the pool area. Once past the entrance gate you come to the large white gravel parking area of the property, flanked by a hedge of laurel, cypresses, larches and pines which will provide shade for your cars. From here an easy flight of steps leads to the pool area and then, continuing on, to the house entrance. Outside the house is a lawned garden with the outdoor dining area, the barbecue area with a wood pizza oven, the beautiful swimming pool complete with furniture and, next to it, a shaded pergola with an attractive living area where you can relax with a cocktail.

Swimming Pool:
The swimming pool, set in the green lawn, offers guests a unique view of the rolling Pisan hills and the medieval town of Palaia. Set in front of the house, at a lower level, and just a few metres from the entrance, the rectangular pool has a recessed corner with Roman steps for access to the water and an electric cover. With a travertine border and lined in sand-coloured PVC, the pool measures 6 x 12 m. with a constant depth of 1.40 m and has salt purification and internal lighting. The surrounding solarium area in travertine is equipped with comfortable sunbeds shaded by two umbrellas and there is a solar-powered, hot-water shower. The pool is open from the last Saturday in April to the first Saturday in October.

Traditional materials such as wood, terracotta and stone were used in the renovation carried out to maintain the building's rural and peasant origins. All the apartments overlook a wooden porch on one side, where you will have your own private space equipped with table and chairs to spend the cool summer evenings at dinner or with your family or friends.
In the large, green garden you will have a practical barbecue and a table tennis. The swimming pool in common use is located at the back of the building (size 6x12 m, depth 1.40 m - open from 10 May to 15 September) and is completely fenced. Laundry and ironing facilities in a common room.

The fully fenced grounds extend over 5,000 square metres, with terrain that is level near the house and descends gently toward the perimeter fence. The park is adorned with bushes, aromatic herbs, hedges, and trees characteristic of the Tuscan landscape, including holm oaks, oaks, olive trees, and cypresses. Terracotta vases filled with ornamental plants and colourful fragrant flowers embellish the paved areas, while elegant climbing plants adorn the walls of the main building and the portico of the annex. An outdoor dining terrace, directly accessible from the indoor living room through a French window, provides an ideal setting for al fresco meals while enjoying sweeping views over the surrounding hills. Adjacent to the house, a covered gazebo serves as a versatile recreational space, equipped with a ping pong table and an outdoor lounge area, offering a peaceful retreat to appreciate the panoramic views of this corner of Tuscany. A paved area in front of the ground-floor bedrooms is furnished with chairs and tables, providing an additional outdoor relaxation spot. The non-heated swimming pool is situated behind the main house, on a lower level reached via a tiled pathway. It features 2 tubs of different depths: one measuring 8 x 10 metres with a depth of 70 centimetres, ideal for children and accessible via a ladder, and a second measuring 9 x 9 metres with a depth of 160 centimetres, complete with a panoramic waterfall and Roman steps, designed for adults. The pool is equipped with internal lighting for evening use, chlorine purification, and touch lining. A staircase at the entrance leads to the first floor, where 2 double bedrooms are found, each featuring a loft with 2 single beds and an ensuite bathroom with shower, alongside 2 suites, each comprising a living room with fireplace and kitchenette, a double bedroom, and an ensuite bathroom with shower. Returning to the ground floor and continuing around the exterior of the house, 3 double bedrooms with ensuite bathrooms with shower are accessible via French windows and are not interconnected. Unit 1 is located in the basement, reached via a few external steps, and consists of a living room with kitchenette; an internal staircase leads back up to the ground floor, where a double bedroom with an extra single bed and an ensuite bathroom with shower are found. Unit 2 is also situated in the basement, accessed via external steps, and features a living room with kitchenette; an internal staircase leads to the ground floor, where a double bedroom, a single bedroom, and a bathroom with shower are located. Unit 3 is accessed via an external staircase on the side of the house leading to the first floor, where the entrance opens onto a living area with fireplace and kitchenette, a double bedroom, a bathroom with shower, and a twin bedroom.
