This charming villa stands on a hill of poplars and olive trees with a view ranging over a unique panorama from the hills of Castel Fiorentino to the tower of San Miniato, providing guests with breathtaking views. The house has two floors: coming from the parking area, the ground floor entrance leads into a living room with ornamental fireplace, TV corner and an area with tea table. Two terracotta-covered archways lead to an open-plan area with dining room and billiard room. Continuing on, you come to a classic Tuscan kitchen with large granite worktops (fireplace not in use). Leaving the kitchen on the left, you come to a double bedroom with divisible beds direct outside access through a French window, and ensuite bathroom with shower and washing machine. A terracotta staircase leads upstairs to the sleeping area with a twin bedroom, a double bedroom, a bathroom with hydromassage shower and tub and the master bedroom with double bed and ensuite bathroom with shower.

Villa Gino is surrounded by a garden of 3000 s m, completely fenced-in and bordered along the perimeter by lush hedges ensuring privacy without depriving you of the view over the beautiful hilly landscape on the south side of the property. After the automatic entrance gate, a gravel drive decorated with roses leads to the parking area located close to the entrance of the villa. From here you will be welcomed by a triumphant garden full of colour: beds of flowers, Mediterranean herb bushes, cypresses and centuries-old olive trees from Spain and Apulia. To complete the whole, a beautiful lawn with an attractive, fully-equipped swimming pool. Next to the pool there is the children area. On the south side of the villa is a shady and spacious portico, communicating with the kitchen and equipped with teak furniture and built-in barbecue for cosy outdoor dining.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool, surrounded by greenery, provides guests with a unique view of the rolling hills typical of the area. Set on one side of the house, and just a few metres away, it is reached across the lawn; rectangular with Roman steps in a recessed corner, it has a travertine edge and blue Sardinia PVC lining. It measures 5 x10 m with a constant depth of 1.40 m and has salt purification, internal lighting and non-invasive external fencing. Around the pool is the terracotta-paved sunbathing area, equipped with gazebo, sunbeds, umbrellas and a table with chairs.The pool is open from the last Saturday of April until the first Saturday of October.

Villa Irma has three floors connected by an internal staircase. From the garden with the large fountain, the main entrance opens into an area with the staircase to the other floors, connected on one side to the living room and on the other to the hallway with secondary entrance, guest bathroom, auxiliary kitchen with service area. The living room with TV (Smart, Satellite and Sky), with three independent exits into the garden both on the fountain side and on the pool side, leads to the dining room connected to the main kitchen. The dining room leads directly to the outdoor dining area set up with umbrellas, barbecue and dining table. The main kitchen, perfect for show cooking, is connected to the fully-equipped auxiliary kitchen with the service area equipped with American fridge and pantry wall. The 1100 sq m park of Villa Irma is planted with lawn with large areas paved in sandstone, grit and gravel containing larches, cypresses, viburnums, rose bushes, hydrangeas and hibiscus. The garden is in a revisited Baroque style with lights, statues and fountains that give it an impressive appearance. The pool area, in addition to the solarium furniture, is equipped with a romantic stone gazebo with purple wisteria and an outdoor lounge where you can relax while sipping an apéritif. The external dining area with umbrellas and barbecue is connected to the internal dining room, therefore near the kitchen. Villa Irma is completely enclosed: on the two sides bordering other buildings, with a perimeter wall softened by bamboo plants and vines, and, on the two sides next to the road and avenue, with railings and hedges of young red robin photinias, typical of noble residences. From the road, past the automatic entrance gate, the stabilised white gravel drive leads to the 4-car uncovered parking area, near the laundry room; the pedestrian gate opens onto the tree-lined avenue that connects the villa to the spa along a pleasant walk in the residential area of Cafaggio.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool of Villa Irma is located on the same level as the ground floor which is 30 m away. It is reached across the gravel driveway and lawn and then up a few stone steps. The rectangular pool, located to the southwest along the perimeter wall of the park bordered by bamboo, measures 5 x 10 m with the depth varying from 1.50 to 2.20 m. With a marble grit edge, it is lined in sand-coloured PVC and has chlorine purification, a metal ladder and 6 Roman steps for access to the water. The non-slip stone-paved solarium, equipped with umbrellas, sunbeds and a solar shower, is near the romantic gazebo, in stone and wisteria with wrought iron furnishings, and the outdoor lounge with armchairs and sofas. The large larches and cypresses in this part of the garden shade the pool area and the lounge. There is lighting in both the pool and the solarium, and it is equipped with piped music. The pool can be heated on request (for a fee) and is open from the last Saturday in April to the first Saturday in October.

On the first terrace, a paved area provides an inviting outdoor dining and living space, perfect for al fresco meals and relaxed evenings in the open air. Ascending a flight of steps from here, the second terrace opens onto a lush grass-covered area featuring a dedicated solarium equipped with comfortable sunbeds shaded by a centuries-old plane tree, as well as a barbecue area ideal for outdoor cooking and entertaining. Continuing upward, a further flight of steps leads to a large teak-decked area where the swimming pool and a meditation pond create a serene and contemplative atmosphere. The non-heated rectangular swimming pool measures 3 x 8 metres with a constant depth of 1.30 metres and is equipped with chlorine purification, internal lighting, and an iron ladder for easy water access. A functional solar shower is also available within this area, and comfortable sunbeds are arranged along the pool perimeter for sunbathing in complete tranquillity. Beyond the pool area, the upper terraces are planted with olive and fruit trees and bordered by the ancient chestnut wood, within which a network of hiking paths invites guests to explore the surrounding landscape and discover moments of priceless natural peace. The vacation rental villa with private pool, Villa Alex, is located just 1500 meters from the sea and beaches of Versilia, in Marina di Pietrasanta, and about 3Km from Pietrasanta. A pretty town with dozens of restaurants, bars and ice cream parlors, well known for its art galleries and cultural life.
During the summer you will find stores open at night everywhere in Versilia. The house is also very close to Lido di Camaiore (about 1.5 km), with its long and pleasant “promenade” connected to the Viareggio promenade for a long and safe walk or bike ride, not forgetting restaurants and stores. Forte dei Marmi with its incredible luxury stores is only 5 km away.
The Villa is also a great starting point for visiting all of Tuscany.
Florence is about 1 hour's drive away as are the 5terre. Lucca, with its ancient walls and medieval charm, is only a 20-minute drive from the house and in summer is particularly animated by its Lucca Summer Festival or in November by Lucca Comics. Pisa and its famous leaning tower are also very close.
Villa Alex has a private garden on 4 sides, with access through an automatic gate and offers about 4 parking spaces.
The private pool on located in the front garden and measures 9 x 4 meters, and is 1.4m deep, chlorine purified. Around the pool you will have deck chairs, sunbeds and umbrellas.
In the back garden you will have a lawn area and a barbecue.
You can dine comfortably on the back terrace, directly accessible from the kitchen.
The sea can be reached in 2 minutes by car, or a few minutes more by bicycle.

The Residence, consisting of two houses for a total of 15 apartments, is located a stone's throw from the small medieval village called Sughera, in the municipality of Montaione (FI) in a very central position with respect to the main tourist destinations and attractions of Tuscany: halfway between the legendary towers of San Gimignano and the medieval charm of Certaldo, yet not too far from the art cities of Florence (59 km), Pisa (57 km), Siena (65 km), and Volterra (33 km).
For this reason Calanchi Residence is perfect as a base for various excursions in Tuscany, all reachable in about 1 hour by car.

Villa Saida is built respecting the traditions of Tuscany, using materials available in the area, like wooden beams and rafters handcrafted on local walnut. Also materials for roof and floor are handmade in Tuscany. Certainly modernity is not forgotten. The value of the structure does not derive only from the high quality of the materials and from many comforts, but also from its location: in fact, on an area from where we can enjoy an unique view of the Alpi Apuane (the marble mountains), the Rocca Ariostesca in the centre of Castelnuovo, reachable walking on a shaded road, the Monte Alfonso and its fortress (that is part of the natural park of the Alpi Apuane) and finally the Appennino. In the river Serchio Valley we can see the Villetta bridge, one of the highest rail bridge of Italy. On the left we can admire the Pania della Croce, while on the right the beautiful "Pania di Corfino", a rocky group on which there is the Orecchiella Park, and at the far end the pass of the Radici inside the Appennino Park that, when snowy in winter, is a incredible sight. The area offers the possibility to practise many sports (trekking, golf, mountain bike, horse riding, in addition of the near tennis courts and soccer fields). Also other outdoor activities are available for a complete relaxation.
A little farer than twenty kilometres there are the Bagni di Lucca baths, already famous at the roman age, where there are particular kind of warm and healthy waters and mud. Many Tuscan tourist resorts are easily reachable: art and historic towns like Lucca, Pisa, Firenze are close to the Villa. Less than an hour is needed to reach the Versilia seaside, while in winter there are many locations where we can go skiing (Careggine, Casone di Profecchia, Abetone, Radici e Val di Luce).
PARK: The Villa lies in a wonderful garden of about 4.066 square yards, confines with the wood at one side and has a fence all around with an entrance equipped by an automated gate and divided in two: one for cars and a second for persons.
POOL:
The pool, from where you can see a wonderful sight, is 14 X 6 meters and constantly deep 1,50 meter .+ Hydro massage area of 90 cm. depth. about. There are four positions for water message and is equipped by garden furniture like easy chairs and beds for sun baths.

DISTANCES: the center of Castelnuovo Garfagnana is about 800 mt far and can be reached on foot very easily.
The OWNER lives about 2 km from the villa, so he is available for any need of the renters. The villa offers a very good privacy; only when cleanings of the pool, and garden maintainance are necessary, the owner can come to the villa, but he is glad to arrange this with the renters in advance, and come when they prefer.
