Property Description

Casa Rossa is a suggestive farmhouse of very remote origins. It stands in a very panoramic and peaceful position, overlooking vineyards and olive groves. It can be reached by following an unpaved road (1,5 km) that winds its way through rows of vineyards, and even before you get there you will feel you have been catapulted into another era. The origins of this house are in fact very old and date back at least to 1500, as documented in the register of souls of the parish of Pieve San Giovanni.

The owners, Leone and Giuseppe, have intentionally maintained its rustic, almost medieval appearance in order to preserve its noble origins. The wooden and brick ceilings, the original terracotta floors and the simple and essential furnishings are a rare example of the rural tradition in Tuscany. The farmhouse is particularly suitable for couples or families who love nature and simplicity and want to get away from modern life for a while.
Pets are welcome (extra charge could be required).
You will find yourself facing an incomparable view on summer evenings, sitting by the pool (size 5 x 9 m, depth 1.20 m, private for guests - open from 16 May to 12 September) or dining in the furnished pergola in front of the house.  And if you feel like leaving the quiet of the place for a while, the city of Arezzo is reachable in 15 minutes by car, and throughout the year it offers countless folkloristic and cultural events, including the Giostra del Saracino and the Antique Fair.
For horse lovers, there is a riding school less than 500 m from the house that organises rides through the vineyards and hills.

FIRST FLOOR: Spacious dining room with kitchen facilities and a truly beautiful stone fireplace, double bedroom, two bedrooms with two single beds, bathroom with bath and shower. An attractive wooden staircase takes you up to a living room, which has been created under the roof, with a single sofa bed.

The initial deposit required to confirm a reservation to be paid at the time of booking (unless there are special conditions in place) is 25% of the total rent amount.

The balance is due 45 days before arrival.

For last-minute bookings (within 45 days of arrival) the full amount must be paid at the time of the booking.

In case of cancellation of the booking, even if it is substituted by another one, the following penalties apply:
- the initial deposit (25% of total rent) if the cancellation is made between booking time up to 46 days before arrival date;
- 100% of total rental price if the cancellation is made from 45 days to arrival date or in case of no show.

Das Haus ist eine Reise in die Vergangenheit und wurde wunderbar renoviert. Die Lage und die Aussicht sind wunderschön und für Naturliebhaber und Menschen, die absolute Ruhe suchen, perfekt. Die Küche ist sehr schlicht und nicht unbedingt geeignet für Leute, die sich kochend ausleben wollen. Ebenso ist die Ausstattung schlicht und funktional. Einige Möbel sind alt und sehr charmant. Das Restaurant in Pieve san Giovanni kann man zu Fuß erreichen, was aber ein längerer Spaziergang ist. Dafür war das Essen dort super. Achtung : es gibt Tage, an denen geschlossen ist und man sollte reservieren.
Super zum Wandern oder Mountainbiken. Wenn das Wetter schlecht ist, ist das Haus ziemlich kalt ( aber das ist klar bei einem Steinhaus????????‍♀️). Für Einkäufe etc. Brauch man immer das Auto , da es keine Geschäfte in naher Umgebung gibt. Bei Bedarf haben wir uns Maulbeeren, Rosmarin und Salbei frisch aus dem Garten geholt und in der Küche haben wir mit dem alten Herd ( wie bei meiner Oma in der Küche) mit Feuer geheizt. Den offenen Kamin konnte man nicht benutzen. Wir waren In der vorletzten Maiwoche da und hatten leider sehr durchwachsenes Wetter. Der Vermieter war jederzeit erreichbar und sehr freundlich. Alles lief sehr reibungslos und unkompliziert.

Wir hatten einen sehr schönen Aufenthalt, die Lage des Hauses ist sehr schön, viele Ziele sind von dort aus sehr gut erreichbar. Einzige Minuspunkte: kein ungetrübtes Badevergnügen, da zu viele Mücken und vor allem Bremsen (Urlaubszeit Spätsommer) und die Endreinigung ließ etwas zu Wünschen übrig (und wir sind da wirklich nicht pingelig). Alles in allem aber zu empfehlen.

The only negative points: no uninterrupted bathing pleasure, as there were too many mosquitoes and, above all, horseflies (holiday season in late summer) and the final cleaning left something to be desired (and we're really not picky about that). Casa Rossa is an absolute gem! Tucked away in a secluded location amongst the vineyards and olive groves, it is full of rustic charm and has a wonderful outlook across to Arezzo in the distance. We loved the simplicity of the interior (this is not the place for people who love their modern utilities and wide screen TVs), we enjoyed eating out on the terrace and the pool was perfect. We also really enjoyed eating out in the local pizzeria - lovely staff and great food, and highly recommended. All in all this was the perfect base to explore Tuscany and to enjoy the warm Italian sunshine.

Wij waren twee weken in dit authentieke huis. Het huis ligt lekker afgelegen, waardoor je veel privacy heb. Maar vooral rust! Een nadeel is dat de weg er naar toe onverhard is en niet geschikt is voor sportauto's. Maar dat heeft wel z'n charme.
Het huis is eenvoudig ingericht maar wel van alle moderne faciliteiten voorzien. Denk daarbij aan wifi en inductie koken.
Het buiten vertoeven is geweldig met zo'n mooi uitzicht en een goed onderhouden zwembad.
Communicatie loopt goed. Spreken wel alleen Italiaans.
Het enige dat we misten is een welkomstpakket en een informatiemap van het huis en de omgeving.

C'est notre troisième séjour à la Casa Rosa et nous sommes toujours aussi enchantés. La maison est très belle et nous aimons sa rusticité authentique. L'emplacement isolé, sans aucun voisins à proximité et la vue que nous avons font partie des charmes que nous apprécions tout particulièrement. Le propriétaire est charmant.
Quelques informations pour de possible futurs locataires:
Il y a un escalier en pierre, pour accéder aux chambres et pièces à vivre qui est un peu raide et sans doute peu adapté pour des personnes à la mobilité réduite.
On adore, et on reviendra.

The secluded location, with no nearby neighbors and the view we have are part of the charms that we particularly appreciate. The owner is charming.
Some information for possible future renters:
There is a stone staircase, to access the rooms and living rooms which is a bit steep and probably not suitable for people with reduced mobility.
We love it, and we'll come back.

Nous avons passé une excellente semaine à la Casa Rossa dans un cadre bucolique et calme en profitant de la piscine qui est super ! Nous conseillons vivement cette location dont la photo correspond parfaitement au cadre réel. A noter que depuis la tonnelle la vue est incroyable !

Prachtige locatie met superuitzicht!
Binnen was alles keurig netjes. De eigenaren zijn sympathiek, communiceren was een beetje moeizaam (spreken bijna geen engels). De weg naar het huis is even wennen, onverhard met kuilen en smal. Zwembad was heerlijk, werd om de dag schoongemaakt en het terras is erg mooi met druiven boven je hoofd. Wel een muggen/vliegenspray meenemen. Bbq aanwezig is erg handig. Is niet geschikt voor mensen die slecht ter been zijn i.v.m. trappen.
In de omgeving is er een scoop om boodschappen te doen, maar er is er 1 nog dichterbij. In Arezzo heerlijk gegeten bij een lokaal restaurant, lekker en niet duur.
Ook naar een woonboerderij in Arezzo geweest Fattoria il muro. Voor €15 op heerlijk geproefd en kleine hapjes. Neem wel cash mee, want je kunt daar niet pinnen. Vanuit Arezzo met de trein naar Florence geweest. Parkeren bij het station. Kaartjesautomaat op het station aanwezig. Ook naar Sienna geweest met de auto, vroeg vertrekken anders heb je geen parkeerplaats meer. Al met al een heerlijk huis met een superligging. Zeker een aanrader!

Alleinstehendes Toskanaferienhaus mit schöner Aussicht, groß, geräumig und schön eingerichtet. Gepflegter privater Pool, gute Parkmöglichkeit sowie große Veranda. Sehr freundlicher, flexibler und zuvorkommender Besitzer, aber spricht nahezu kein Englisch oder Deutsch, Verständigung dennoch trotzdem gut möglich. Weiter zu empfehlen!

C'est notre deuxieme sejour a la Casa Rossa et nous adorons toujours autant. Un cadre incroyable, perchée a flanc de coteaux au milieu des vignes et oliviers avec une vue imprenable. C'est magique. la maison, la terrasse, le jardin et la piscine sont très agréables. Nos 4 enfants étaient tres contents aussi. Nous avons testé aussi cette année le petit restaurant de Pieve, tres sympa.
This was our second stay at Casa Rossa with our 4 children. It was really Great. The house and surroundings are beautiful and the host is very kind.

Très bon accueil de la part du propriétaire, une maison conforme à la description du site. L'équipement est certes basique mais c'était précisé dans l'annonce. Le site est très beau avec vue sur la vallée et Arezzo. Idéal pour une famille avec des enfants (pas trop petits en raison des escaliers et de la piscine). On recommande!

Excellent séjour! La propriété est magnifique et encore plus belle que sur les photos. Le propriétaire est très accueillant et disponible.

Nous recommandons fortement cette location au calme et proche de nombreux lieux à voir en Toscane. A noter qu'une épicerie/boulangerie/café est également très proche et commode!

Excellent séjour dans cet endroit merveilleux. La maison est simple mais très belle. La vue est magnifique et c'est très agréable d'être comme seuls au monde dominant toute la région du haut de cette colline déserte. Les enfants ont adoré la maison, le jardin et la piscine. Nous avons été très très bien accueillis.
