The non-heated pool is lined in blue PVC with a stone edge and measures 6 x 13 metres, with a constant depth of 1.50 metres. Entry to the water is via 4 steps, and the pool is equipped with a chlorine purification system. The surrounding synthetic lawn is arranged with sunbeds and umbrellas, offering a peaceful sunbathing area with complete privacy. The pool is open from the last Saturday in April to the first Saturday of October.

Villa La Poiana is spread across 2 floors and is configured to accommodate up to 10 guests across 5 bedrooms and 6 bathrooms. On the ground floor, the entrance opens into a large living room divided into a dining area and a sitting area, the latter featuring sofas, a fireplace, and a satellite television. Adjacent to the dining area is a fully equipped kitchen that connects directly to the outdoor dining space. Also on the ground floor is a double bedroom with an en-suite bathroom with shower, as well as an additional bathroom with shower serving the common areas. French windows in every room on this floor lead out to the garden.
Two separate staircases connect the ground floor to the upper level. The first staircase leads to 2 double bedrooms, each with an en-suite bathroom with shower, and to a suite comprising a double bedroom, a sitting room, and a bathroom with shower. The second staircase rises from the sitting area to a further suite, also composed of a double bedroom, a sitting room, and a bathroom with shower. A laundry room is located in an annex outside the main building.
